In your plumbing specifications, you have indicated a preference for the IBC Plumbing code. Plumbing shall comply with 2006 UPC with state amendments (AZ State plumbing code). The plans should reference this code, or appeal to the Building Official for alternate design approval. 2. Minumum letter sizes are 3.32". Your Energy Code Calculations form is much smaller than required. Please revise and resubmit. 3. Specify each scale used. No scales are indicated on any of the floor plan (A, S, M, P, nor E) and the exterior elevations. SITE PLAN 4. Specify underground electrical service as per amendment section 111.1.1. 5. Provide gas piping for structure or submit exemption documentation, Arizona Statute 30-809. 6. Dimensions of all structures on site, distances from property lines to structures, square footage calculations, and locate any unique topographical areas. FLOOR PLAN 7. Show the location of attic access min. 22" x 30", R807. 8. Doors and Windows: Show location and size of all doors and windows and provide all window types, and designate the operable portion of windows on the floor plan. a. Max sill height = 44" 9. Please show location of tempered glass, R308.4. a. Within: 18" of the floor, 24" of doorways, less than 60" above tub/shower floors b. Adjacent to stairways and landings (36" of a walking surface, less than 60" above) FOUNDATION PLAN 10. Note grade away from foundations shall fall min 6" within the first 10’, R401.3. STRUCTURAL FRAMING PLAN 11. Specify design criteria on plans. Provide values for floor/roof dead and live loads. 12. Show braced wall panel layout and materials and nailing schedule on Framing plan. ELEVATIONS 13. Show HVAC unit and railing (as required) on elevations. 14. Specify height above grade for finished floor, windows/doors, exterior walls, rooflines, porches, etc. SECTIONS AND DETAILS 15. Detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807. 16. Specify wall and ceiling covering. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. ELECTRICAL PLANS 17. Kitchens and dining rooms require two or more 2O-amp small appliance circuits. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3801.3. 18. Bathrooms require a separate 20-amp circuit with receptacles within 3’ of the basin, E3801.6. 19. Please note that bedroom outlets shall be arc-fault protected (receptacles, lights, and smoke detectors), E3802.12. PLUMBING PLANS 20. Water heater specs calls for a gas fired water heater while the electrical drawings show an electrica water heater. Please clarify. 22. Fixture unit schedule required for the entire property (including existing) UPC Tables 6-5 and 7-3. 23. Condensate disposal may not discharge into a plumbing vent, UPC 908.1. MECHANICAL PLANS 24. Show supply and return ducts with minimum R-8 insulation, R1103.2.1. 25. Please designate the location, capacity and fuel type of the heating and air conditioning equipment. Designate the locations of each supply register, return air grill and all ductwork. 26. Provide an equipment specification list, M1302.1. 27. Show location of railing for heating or air conditioning equipment located on the roof. 28. Show the condensate line and secondary for HVAC unit, M1411.3. OUTDOOR LIGHTING CODE 29. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. 30. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). ENERGY CONSERVATION CODE 31. Please provide a note requiring the insulation certificate shall be posted in the electrical distribution panel before final inspection, N1101.8. CODE ADOPTION 32. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. All new SFR and duplex plans should reference these codes. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes. SOLAR WATER SYSTEM 33. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: control and ¾" piping for water with rooftop termination; 3" metallic sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. SOLAR PHOTO VOLTAIC SYSTEM 34. All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: a. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. b. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). c. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4.
