This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. The Uniform Plumbing Code and the International Plumbing Code are not interchangeable. Only one code may be specified for a plumbing design. Clarify. 3. Provide gas piping for structure or submit exemption documentation, Arizona Statute 30-809. INCLUSIVE HOME DESIGN: 4. The minimum door size for the master bathroom is a 2'8" ANSI 117.1-1998, 1003.5.2.1. FLOOR PLANS: 5. Specify fiber-cement board backing in tub/shower enclosures, R702.4.2. Ref: notes 11 and 13 Sheet 2 6. Clarify stucco design type, R703.6. Ref: ICBO # 3899 and 1218 are not interchangeable. STRUCTURAL PLANS: 7. Clarify ceiling insulation installation. Will it be tight to the roof deck or have 1" airspace? Ref: sheet 3 8. Clarify wall bracing method. Let-in braces or braced wall panels? MECHANICAL PLAN: 9. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1. ELECTRICAL PLAN: 10. Reserve two breaker spaces in the panel schedule for future PV installation and include PV load in load calculation. 11. Disconnect notice for equipment needs to include water heaters.
