Engineering Division does not recommend approval of the site plan or grading plan at this time. SITE PLAN COMMENTS: The following comments or from the 3rd revision review. Revision reviews #1 and 2 (under the same revision folder in Permits Plus) were completed at the counter with the applicant and corrections were redlined on the plan. The following comments still need to be addressed prior to site plan approval: 1) Revise Sheet 1 to correctly show the improvements as proposed on Sheet 2. For example Sheet 2 has revised the 18-foot radii for the north PAAL to a standard driveway apron detail and one of the refuse container locations has been removed, Sheet 1 should reflect these revisions. 2) Provide a new detail on Sheet 3 to correctly show the new 24' sliding gate detail. The 18-foot radii are no longer applicably due to the proposed standard driveway aprons therefore the detail must be revised to reflect what is proposed. 3) Verify that all 3 sheets of the proposed site/grading plan match each other for the proposed improvements (i.e. revised sidewalk location, removal of refuse container, standard driveway aprons, etc.). GRADING PLAN: 4) The grading plan (T09BU01778) application will be stamped approved with the site plan once all comments have been addressed. GENERAL COMMENTS: Please provide a revised site plan and grading plan set that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Enclose "redlines" with the resubmittal package. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance the proposed parking restripe and site modifications only. Per the Zoning Administrator this is not an expansion of vehicle use area or site area. 2. As sheet C2 will be combined with sheets C1 & C3 the site plan shown on sheet C1 & C2 need to match. Revise sheet C1 to match the changes to sheet C2 3. Based on the changes to the site plan there are 48 vehicle parking spaces shown. Revise the vehicle parking space calculation to match the number provided. 4. At both entrance parking area access lanes (PAALs), off of Richey Blvd, there is a 24' dimension string that does not line up with the PAALs, relocate the dimension string or clarify what the string is for. 5. Clarify what the "5'" note and arrow shown at the northern most entrance PAAL, off of Richey Blvd, is for.
