02/08/2010 | JASON GREEN | ENGINEERING | REVIEW | Denied | DATE: February 8, 2010 SUBJECT: 5379 S Calle Santa Cruz- 2nd Engineering Review TO: MPE Attn: Lisa Bowers LOCATION: T15S R13E Sec02 Ward 1 REVIEWERS: Jason Green, CFM ACTIVITY: T09CM03091 (Building Plan), T09BU01757 (Building Plan) and T09BU01756 (Grading Plan) SUMMARY: Engineering Division of the Planning and Development Services Department has received and reviewed the revised Discount Tire Store building plan (T09CM03091), TI Storage Racks building plan (T09BU01757), grading plan (T09BU01756), and Geotechnical Evaluation (MACTEC Engineering and Consulting, Inc., 19FEB09) for the above referenced property. Engineering Division does not recommend approval of the building plans or grading plan at this time. The following items need to be addressed: BUILDING PLAN COMMENTS (New Discount Tire Store and TI Storage Racks): 1) Complied. 2) Complied. 3) Acknowledged. 4) Restated: DS Sec.2-02.2.1.A.20: For clarity purposes remove the Public Utility Easement under the building pad that is proposed to be abandoned. All easements must be abandoned prior to building plan approval therefore once abandoned they should no longer show up on the plan set. Provide the documentation with Docket and Page information as a separate documentation for verification that the easement has been abandoned. 5) Restated: DS Sec.2-02.2.1.A.32: Revise the plan set and associated details 3/A2.1 and 5/A2.1 to correctly label and dimension the required 10'x10' clear area for both refuse enclosures. Currently the plan calls out the correct 10' width for both containers however the length from the back bollards to the enclosures gate does not allow for the other 10' clear. The length dimension from door enclosure to back of wall must at a minimum be 11'8" per the requirements within DS Sec.6-01, Figure 3. Also the space between the enclosure wall and bollards must be a minimum 12" not the 8" as dimensioned. 6) Complied. 7) Acknowledged. GRADING PLAN: 8) Complied. 9) Complied. 10) Complied. 11) Acknowledged. Refer to Comment # 4 above. 12) Acknowledged. 13) Complied. 14) Complied. 15) Complied. 16) Complied. 17) Complied. 18) Complied. 19) Complied. 20) Complied. 21) Acknowledged. GENERAL COMMENTS: Please provide a revised plan set that address the comments provided above. For expedite purposes the plan set can be reviewed over the counter (PDSD Engineering Division comment only) for stamp approval once all items have been addressed. For questions and/or to schedule an appointment for counter approval I can be reached at 837-4929. 02/12/2010 | DAVID RIVERA | ZONING | REVIEW | Approv-Cond | Zoning conditionally approves the building plan. Zoning acknowledges that the underlying easement is to be vacated but has not been done as of this review due to concerns by the utility company(s). Zoning does however allow for issuance of the building permits with the developers understanding that zoning will not sign off on the building Certificate of Occupancy (C of O) until the easement is abandoned and the recorded documentation is provided to the Zoning and Engineering section reviewers of Planning Development Services Department. |
02/22/2010 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Denied | Clarify why the design weights for the evaporative coolers are not shown on the roof framing drawing (S3.1) but those of the exhaust fans and the rooftop A/C units are shown. Reference: Sections 106.3.1 and 302.1, IMC 2006. |
02/22/2010 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Denied | 1. Show that the installation of the vacuum relief valve for the water heater complies with the manufacturer's listing requirements (i.e. no valves located between the vacuum relief valve and the water heater). Reference: Section 310.4, UPC 2006. 2. The water pipe sizing (especially the ½" pipe) as shown on sheet P-1 is not supported by the submitted water pressure calculations or the pressure loss chart.
