The zoning is HR-2. Historic review is required (LUC Section 2.8.8.5). This Site requires a DDO for the setbacks to the south, east and west property lines. This site is in the HR-2 Zone (LUC Section 2.3.5.2.A.1). The Development Designator is "I" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4). The minimum setback to the south and west property lines is the greater of six feet or two-thirds the height of the structure's wall facing the property line. The height of the wall facing the west property line is twenty-one (21) feet, six (6) inches. The minimum setback to the west property line is fourteen (14) feet, four (4) inches. The proposed setback to the west property line is five (5) feet, six (6) inches. The height of the exterior wall facing the south property line is thirteen (13) feet, six (6) inches. The minimum required setback to the south property line is seven (7) feet. The proposed setback to the south property line is one (1) foot, six (6) inches. The minimum side-street setback is ten (10) feet (LUC Section 3.2.6.5.A). The proposed setback to the east property line along the side street is two (2) feet to the SFR.
