Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. All new SFR and duplex plans should reference these codes. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

GENERAL NOTES:

" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Notate accessible route, door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.
" Limit all code references to those recognized by the City of Tucson. Adopted codes are listed at the Development Services web site. Revise the Inclusive Home Design notation for City of Tucson (Title & item #1), 2006 (item #2) and electrical thermostat height 48" (item #7 third bullet).
" All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: control and ¾" piping for water with rooftop termination; 3" metallic sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater.
" All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic".
" Provide legible notation (minimum 3/32" lettering and no overtype). Remove or enlarge: the Water Heater Flue and Dryer Vent notes sheet #1; the Garage gyp. bd. note sheet #3; the 200A SES note sheet #3, 5, 8, 11 & 12; the Kitchen knee wall note sheet #3, 5, 8, 11 & 12 and electrical device and mounting height notes sheet #11.

FOUNDATION PLANS:

1. Show a maximum ½" floor elevation change at a notated accessible route on the floor plan, R106.1.1. Revise the 4" entrance drop sheet #2.
2. Show the required Porch post footers with two #4 reinforcement each way. Place the rebar 3" from edge in the footer, R403.1. (City of Tucson Amended). Detail 1/2.
3. Show the center South Porch post footer with a base dimension large enough for displacing the roof weight to soil with 1500 PSF bearing capacity, R403.1.1.

FLOOR PLANS:

1. Show tempered glass (24" of doorways) at Family Room window #4, R308.4.
2. Show ignition source appliances installed in garages with platforms at least 18" above the floor, M1307.3 & P2801.6.

STRUCTURAL PLANS:

1. Specify the manufacturer installation requirement for an epoxy set ¾" x 10" all-thread rod with the PBV10 base at Detail 1/2, R301.1.
2. Show a post/beam fastener with appropriate uplift capacity, R802.11. Replace the A35 with a fastener equivalent to the all-thread rod at the post base, Detail 3/5.
3. Note a proposed location and weight of the HVAC and Solar Panel loads on the roof framing plan for verifying the truss load carrying capacity used for the engineered truss design, M1401.
4. Provide a header schedule for the Family Room 6' opening, Table 502.5(1) & (2). The default 2-2"x8" is undersized with a 32' span truss.
5. Note or detail double trimmer and headers with framing anchors at framed door and window openings exceeding 4', R802.9. Revise Detail 7/10 that's shows 6'-0".

SECTIONS - DETAILS:

1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
2. Show an exterior wall framing detail with a 2" weep screed clearance above floor level at the main entrance if designated as the accessible route, R703.6.2.1. Or, show a ramped passage at the garage tire stop for the Accessible route area.
3. Show compliance with R806.4 by stating "no vapor retarders at the ceiling" for roofs without vented attic space.

PLUMBING PLANS:

1. Provide a plumbing design using a single code, 2006 UPC or 2006 IRC. The UPC is referenced at the Code Compliance Block, but the IRC is referenced at the Plumbing Notes.
2. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, UPC 609.10 or IRC P2903.5.
3. Provide a revised fixture unit schedule using 2006 code values for determining required service pipe diameter, UPC 610.8, Table 6-6 or IRC P2903.6. Show a minimum 1" water pipe between the meter and water heater.
4. Each dwelling unit requires an individual accessible water supply shut off, UPC 605.3 or IRC P2903.9.1.
5. Provide consistent gas demands. Different gas total amounts appear at the Schematic and the Demand table.
6. Show a provision for a future solar water system, City of Tucson Ordinance #10549.

MECHANICAL PLANS:

1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended).
2. Show bathroom exhaust fan locations for venting to exterior, M1507.3.
3. Show the kitchen exhaust fan minimum 100 CFM rating, M1507.3.

ELECTRICAL PLANS:

1. Remove or revise the hot water recirculation pump note referencing M2005.5 sheet #11. This code section is not recognized by the City of Tucson.
2. Approval of a new Overhead service requires field verification. If used, an Underground Service Waiver request must be included with the permit application.
3. Show the location of a typical electrical panel on the Electrical Plan with 4 square feet of clear area for future Photo Voltaic equipment, E3501.6.2 & E3605.8.
4. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 Ampere 100% entry for future Photo Voltaic equipment, E3502.2.
5. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5. Remove the 220V receptacle at the rooftop cooler block.
6. The two 2O AMP small appliance circuits at the kitchen countertop receptacle outlets may not extend to other locations, E3603.2 and E3801.3 through E3801.4.5. Change the circuit number at the Laundry Room.
7. Show arc-fault circuit interrupter breaker notation for bedroom lights and smoke detectors, E3802.12. Notate circuits #9, 29 & 31.
8. Show or note a disconnect means or a locking breaker for the water heater, E4001.5.
9. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.

OUTDOOR LIGHTING CODE

1. The diagram of Fixture "B" shows an adjustable fixture. Full cut-off fixtures have no emittance above the nadir (fixtures are completely closed above and to the lowest point of the lamp). Revise the fixture style conforming to Full cut-off requirements.
