Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

SITE PLAN:

1. Show the water pipe size between the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1 or 2006 IRC 2903.7.

FOUNDATION PLANS:

1. Show all foundation hold-downs for alternate brace wall panels on the Foundation Plan for the Workshop west wall, R403.1.6. Continuously sheathed walls require brace wall panels not less than 2' wide at wall ends, Table R602.10.5. Or, alternate brace wall panels are required within 12.5' of wall ends.

FLOOR PLANS:

1. Each structure requires a separate 3-foot fire separation distance or a one hour fire rated wall without openings. Remove the window from the Workshop east wall on all sheets. Relocate the window AC unit to a different wall, sheet #5.
2. Show the one-hour fire-resistive framed construction detail complying with IBC Table 720.1(2).

STRUCTURAL PLANS:

1. Clarify the Glu-lam beam size (#4 Framing & #8 Section sheet #4) showing the actual dimension of a manufactured unit, R301.1
2. Show minimum 24" structural panels (Table R602.10.5) are corners (Figure R602.10.5) when providing continuous sheathing, or provide alternate braced wall panels, R602.10.6 at corner locations of less than 24" length with 1800 LB tie-down capacity (Table R602.10.6). Show wall bracing locations for the Workshop west wall.

SECTIONS - DETAILS:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
3. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3.
4. The installation of a fiber glass shingle on roof surfaces over unvented attic space may void the manufacturer's warranty. Show compliance with R806 by providing tile, metal or built-up covering, or show the shingle manufacturer's requirement.
5. Notate all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1. Minimum allowable slope for shingle covered roofs is 2" per foot, R905.5.2.). Revise Detail 1/6.

PLUMBING PLANS:

1. Provide a revised fixture unit schedule using 2006 code values for determining required service pipe diameter, UPC 610.8, Table 6-6. The Tubs and the washer require a 4 unit entry.
2. Show the service pipe size consistent with UPC 610.8, Table 6-6.
3. Show the VTR size for the 2nd unit Bathroom group, UPC 904.0, Table 7-5.

MECHANICAL PLANS:

1. Show dryer vent size and location for venting to exterior, M1501.
2. Show a bathroom exhaust fan location for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3.

ELECTRICAL PLANS:

1. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or proposed at the 2nd unit.
2. Show the location of the Sub Panel on the Electrical Plan, E3501.6.2 & E3605.8. Show feeder location to each building, or provide a riser diagram of all panels.
3. Revise the sub-panel rating shown on the panel schedule, E3605.5.
4. Show all receptacle outlets in accessory buildings (Workshop) with ground fault circuit interrupting protection, E3802.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 6" framing. Identify the product that provides the intended value, or provide a ceiling cavity space for R-30 batt insulation.
