Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.
3. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plan pages should reference this code. Appeal to the Building Official for 2003 IRC code use.

FLOOR PLANS:
4. Identify ceiling heights in all areas. Note average height at sloped ceiling areas, R305.1.
5. Specify nonabsorbent wall surface minimum 6' above the floor with fiber-cement board backing in tub/shower enclosures, R307.2, R702.4.2.
6. Show size, and operable portion of all doors and windows, R106.1.1.

FOUNDATION PLANS:
7. Note grade away from foundations shall fall min 6" within the first 10', R401.3.
8. Specify foundation hold-downs rated at 1800 lbs minimum for alternate brace wall panels, R602.10.6 (PAHD42 is insufficient).

STRUCTURAL PLANS:
9. Clarify series of I-joists (150 is not in production). Provide rafters capable of spanning the proposed distance, R801.2.
10. Alternate braced wall panels must be at least 2'8", R602.10.6.1.

ELEVATIONS:
11. Provide references for keynotes: 3, 8, 9, 13, 14, and 15.

SECTIONS - DETAILS:
12. Provide minimum 6" separation of untreated sheathing above finished grade, R319.1.4.
13. Provide detail for ledger connection to wall, R106.1.1.
14. Provide detail for post connection to footing, R106.1.1.
15. Provide vented attic space or remove vented frieze boards.
16. Specify ceiling covering. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d.

PLUMBING PLAN:
17. Provide the maximum developed length of water line from the meter the furthest appliance served, and the diameter of the water service line, P2903.7.
18. Provide a water fixture unit schedule for the entire property (including existing) P2903.6.
19. Water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2.
20. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.

ELECTRICAL PLAN:
21. Provide an accurate electrical load calculation, E3502.2.
22. Clarify circuit number 32
23. At least one wall switch controlled light or outlet must be provided in outdoor entrances or exits, E3803.3.
