Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. All new SFR and duplex plans should reference these codes. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320 as amended.
2. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry, R319.1 & R403.1.6.

STRUCTURAL PLANS:

1. Provide complete roof framing plans. Show a ledger fastening to the framed structural wall (remove veneer) at Detail 3/2, R301.1.
2. Show braced wall sheathing material and thickness at Detail 1/2, R602.10.3.
3. Show rafter (truss) to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended).

SECTIONS - DETAILS:

1. Show wood framing members resting on concrete as pressure treated, R319.1 item 2.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Specify the minimum thickness and material of structural sheathing at Detail 1/2, R602.10.3 and a #15 water-resistive barrier over studs of all exterior walls, R703.2.
4. Specify veneer anchoring method, weepholes, water-resistive barrier and support (ties spaced max 24" o/c horizontally & vertically and supporting max of 2.67 SQ FT), R703.2 & R703.7.
5. The installation of a fiber glass shingle on roof surfaces over unvented attic space may void the manufacturer's warranty. Show compliance with R806 by providing tile, metal or built-up covering, or show the shingle manufacturer's requirement.
6. Consider insulation placement at ceiling and calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2.
7. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof at Detail 2/2, R905.2.7.

PLUMBING PLANS:

1. Hose bibs require backflow preventers, UPC 603.2.3 or IRC P2902.4.3.
2. Show the clothes washer plumbing vent (VTR), UPC Table 10-1 or IRC P3111.3.
3. Relocate gas piping from beneath the Porch slab, UPC 1211.1.6 or IRC G2415.11 and provide gas pipe sizes in compliance with connected demand, UPC 1217.2, & Table 12-8. IRC G2413.3 & Table G2413.4(1). A ¾" pipe may require upgrading to 1".
4. Provide manufacturer specification sheets for solar water components including OG-100 and OG-300 documentation from the SRCC. Required for system verification.

ELECTRICAL PLANS:

1. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.
2. Show the water heater on the panel schedule, E3304.11 & E3606.2.
3. Show the outdoor receptacle with ground fault circuit interrupting protection, E3802.
4. Show or note a disconnect means or a locking breaker for the water heater, E4001.5.
5. Provide manufacturer specification sheets for solar collector panels, inverter and mounting hardware. Required for calculation verification.
