COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This site requires a DDO for the setbacks to the west and south property lines for the conversion of the storage building to a second unit. This site is in the R-1 Zone (LUC Section 2.3.4.2.A.2). The Development Designator is "H" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback to the west property line is the greater of six feet or two-thirds the height of the structure's wall facing each property line. The minimum setback to the west property line is six (6) feet. The minimum setback to the south property line is eight (8) feet, eight (8) inches. The proposed setback is five (5) feet one (1) inch to both property lines.
