Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. All new SFR and duplex plans should reference these codes. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320 as amended.
2. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state an assumed value (1500 PSF max.) per Table R401.4.1 if a soils report is not provided.
3. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1.1. Framed exterior walls of enclosed roof structures require continuous concrete footings of minimum 12" width and 12" below undisturbed ground surface, R403.1.
4. Show Alternate Braced Wall Panel device location and installation method for providing the required 1800 LBS uplift capacity, R602.10.6.

FLOOR PLANS:

1. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (24" of doorways), R308.4. CoT Amended. Label the window W5.
2. Show window sizes for determining compliance with R310 providing egress from bedrooms and basements. Identify an opening egress window size in the Master Bedroom.
3. Locate and identify 4' brace wall panels at the ends (within 12.5') of all wall lines or show tie-downs at panels less than 4' wide, Table R602.10.6.

STRUCTURAL PLANS:

1. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2).
2. Provide an engineer's calculation, design and seal for bearing framed walls over 10' with roof spans exceeding 12', Table R602.3.1 footnote b, or provide increase braced panel widths in conformance with Table R602.10.6 (3'2" for 11' walls).

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R319.1 item 5.
2. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2).
3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Revise note #19 sheet T-1.0.
5. Show the weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. This may require a design with concrete stems.
6. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3.
7. Show compliance with R806.4 by stating "no vapor retarders at the ceiling" for roofs without vented attic space.

PLUMBING PLANS:

1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. A water hammer arrester is required for the clothes washer water connection, UPC 609.10.

MECHANICAL PLANS:

1. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.
2. Provide an electrical riser diagram showing the sub-panel feeder conductor and breaker size, E3605.
3. Panelboards may not be located in clothes closets or bathrooms, E3305.4.
4. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each outdoor egress door having grade level access R3803.3.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "U" factors of the windows and doors on the plans, N1101.2.
