This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. All new SFR and duplex plans should reference these codes. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. FOUNDATION PLANS: 1. Locate and specify all anchor-bolt size and spacing on Detail 3/3. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. 2. Show Alternate Braced Wall Panel device location and installation method for providing the required 1800 LBS uplift capacity, R602.10.6. FLOOR PLANS: 1. Locate and identify brace wall panels at the ends (within 12.5') of the enclosed exterior wall line with 25' OC spacing for avoiding an engineered design with shear panels, Table R602.10.6. 2. Identify ceiling heights in all areas on floor plan, R602.10.5. Note average height at sloped ceiling areas. The required braced wall panel width increases as the height increases per Table R602.10.6. 3. Show the location of a minimum 22" x 30" attic access. Attic access is required if the space exceeds 30 SQ FT with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807.1. SECTIONS - DETAILS: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 2. Specify the minimum thickness of structural sheathing at Detail 3/3, R602.10.3. 3. Specify veneer anchoring method, weepholes, water-resistive barrier and support (ties spaced max 24" o/c horizontally & vertically and supporting max of 2.67 SQ FT), R703.2 & R703.7. 4. Show 1" air space between sheathing and veneer R703.7.4.2. 5. Provide an attic space ventilation calculation for any enclosed attic space and specify size and location of all vents needed to comply, R806.2. 6. Show compliance with R806.4 by stating "no vapor retarders at the ceiling" for roof areas without vented attic space. PLUMBING PLANS: 1. Provide protection of (indoor rated) equipment (water heater) located outdoors, or exterior rated enclosure, UPC 508.27. 2. Note the requirement for the new 1" gas branch line connected to the gas meter (35' developed length), or provide a gas line diagram showing all pipe sizes, lengths and connected loads between the point of connection and the gas meter. UPC 1217.2 & Table 12-8. Existing gas pipes may require upgrading. MECHANICAL PLANS: 1. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Show the smoke alarm required on the outside of the sleeping area, R313.2. 2. Provide a panel schedule the general description for the Furnace Air Handler, Living Room and Storage receptacles, E3304.11 & E3606.2. 3. Show the Furnace on a separate branch circuit. Appliances and equipment on general purpose circuits may not exceed 50% of the branch circuit rating, E3602.5. 4. Note that combination type arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. 2. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans, N1101.2. Zoning will not be able to approve this site plan until the Special Exception for the use has been approved. Once approved on the plan provides; Special Exception number, Date of Approval, Any Conditions of Approval. Additional comments may be forth coming once the conditions of approval are provided. 2. Clearly indicate the accessible route from both the parking area and from the street. Provide the max. cross slope (2%) and max. running slope (5%) for the sidewalk leading to the residence. This route must meet the requirements of D.S. 2-08.5.1. 3. Provide a fully dimensioned vehicle use area (parking and parking area access lane). 4. The vehicle use area must meet the requirements of LUC Section 3.3.7.3, indicate on the plan how the vehicle use area complies. 5. Per D.S. 2-09.0.4.1 Proximity to Main Entrances.
