COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This plan has been reviewed for compliance with DS 2-02 and applicable DS standards 2-08, 2-09, 3-05, 3-01 and LUC requirements for this use. Address all comments and resubmit revised for review. The following comments have been made in part due to the lack of information on the previous approved plan submitted for review with this application and to ensure that an accurate and complete plan is approved for future reference.

2. The legal description for the site will change based requirement for a lot combo covenant and Parcel tax code combo. The legal description will have to include lot 11. Provide copies of the recorded the lot combo covenant and parcel tax code combo form documents from the P.C. Assessor's Office.

3. A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information.

2. Identify conditions within the square mile area, such as major streets and watercourses.
3. Section, township, and range; section corners; north arrow; and the scale will be labeled.

g. List the allowed (75') and proposed heights of the existing and proposed buildings.

h. List the street perimeter building setbacks based on developed areas 3.2.6.5.A.

19. Draw and label the refuse containers and enclosure location. Demonstrate maneuverability into and out of dumpster area.

20. Add a note on the plan that related to the employee access only or non-public area or access specifically where the striped pedestrian refuge area is proposed.

21. No parking will be allowed along the Helen Street property. Add a note for signage to be provided stating no parking or striping with the words not parking painted on the asphalt or some barrier to keep vehicles from being parked in this area. All parking must occur on north side of the building within the vehicular use area.

22. The proposed gates must be removed. No direct access from the newly combined parcels is allowed otherwise full code compliance for the entire site will be required. Remove the gates from the plans and indicate a solid chain link fence across the north boundary.
