This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. FLOOR PLANS: 2. Verify sufficient egress from existing bedroom #1 is maintained or otherwise addressed, R310. 3. Specify nonabsorbent fiber-cement board backing in tub/shower enclosures, R307.2, R702.4.2. FOUNDATION PLANS: 4. Specify foundation hold-downs for alternate brace wall panels that have minimum uplift capacity of 1800 lbs, R602.10.6. 5. Provide a note for termite treatment, R320 as amended. ELEVATIONS: 6. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply, R806.2. SECTIONS - DETAILS: 7. Provide section details for: truss connection to wall, exterior wall covering, and roof covering assembly. 8. Specify anchor-bolt spacing, R403.1.6: " Minimum ½" diameter / Minimum 7" embedment " Maximum 6' o/c and within 12" of each end " Quarter-points of alternate braced wall panels, R602.10.6.1 PLUMBING PLAN: 9. The developed length of the water supply system is measured from the water meter to the furthest fixture served. 10. The Tucson Water policy adopted 3/2/07 limits the maximum demand for a 5/8" water meter (there are no ¾" meters for Tucson Water service) to 10 GPM; confirm with Tucson Water that the existing meter will be able to meet the new water demand. Reference Tables P2903.6 and P2903.6 (1), IRC 2006. 11. Show the size and location of all cleanouts, P3005.2. Two-way cleanout required within 2' from the building at the lower end. Upper terminal cleanouts are required at horizontal branches greater than 5'. 12. Provide an accurate gas demand schedule. 13. Provide an accurate distance of the gas supply piping. MECHANICAL PLAN: 14. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1. 15. Provide size of return air ducts and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLAN: 16.
