This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2006 International Residential Code [IRC], the Outdoor Lighting Code and the Inclusive Home Ordinance. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: There are no general comments to be addressed. ARCHITECTURAL: There are no architectural comment to be addressed. STRUCTURAL: The following previously made comment has been partially addressed. Detail 10 on Sheet 4 shows a beam and post being added to support a new framed roof over existing framing. The post is bearing on a “non-bearing” end wall (note the existing single top plate and existing roof framing direction); this will not work. The post will have to extend all the way down to the foundation and a footing provided. Everything has been addressed except the connection of new 4x6 post located in the wall to both the sill/foundation and to the double top plate and 4x6 post above. MECHANICAL: There are no mechanical comments to be addressed. PLUMBING: There are no plumbing comments to be addressed.
