Stone Avenue, First Floor Tucson, Arizona 85701 Re: Dutton Residence - Remodel/Addition City of Tucson No. T09CM02813 Stantec Project No. 816-30015 (10-002) Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2006 International Residential Code [IRC], the Outdoor Lighting Code and the Inclusive Home Ordinance. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: " On the site plan on Sheet 1 there is a "proposed carport addition"; however none of the plans show the construction of this carport (there is some suggestion of the carport on the elevations, but not enough to build). If a carport addition is to be permitted then provide drawings reflecting its construction. If there is no carport addition then remove it from the site plan and elevations. ARCHITECTURAL: " Ceilings with a truss or joist spacing over 16" o.c. need to be provided with a minimum of either 5/8" gypsum board or 1/2" sag-resistant gypsum board [2006 IRC Sec. Table R702.3.5, Footnote d]. " Note that bathtub and shower enclosures shall be finished [2006 IRC Sec. P2710] with ceramic tile [2006 IRC Sec. R702.4], or a listed enclosure, to a height of 6'-0" (72") above the floor [2006 IRC Sec. R307.2]. Also, cement, fiber-cement, and glass-mat gypsum backers shall be installed behind all tile and wall panels in tub and shower areas [2006 IRC Sec. R702.4.2]. " Show calculation of attic or rafter ventilation area required and note the location of all vents needed to comply [2006 IRC Sec. R806.2], or stipulate on the plans that "Unvented attic as per code IRC Section R104.11 "Alternative materials, design and methods of construction as approved by the local jurisdictions." If the rafter or attic is to be unvented, then make sure and provided mechanical outside air at a rate of 15 c.f.m. plus an additional 15 c.f.m. for each bedroom, and also if the roof is flat it needs to receive a white or off-white reflective coating. STRUCTURAL: " Detail 10- on Sheet 4 shows a beam and post being added to support a new framed roof over existing framing. The post is bearing on a "non-bearing" end wall (note the existing single top plate and existing roof framing direction); this will not work. The post will have to extend all the way down to the foundation and a footing provided. " The demolition plan on Sheet 2 indicates that a section of masonry wall is to be removed for a new opening and to "support wall above until new lintel is installed." The framing plan on Sheet 2 shows a glue-laminated beam as the lintel for this new masonry opening. Detail 11 is shown at this condition and indicates that there is no masonry above the beam. Please coordinate. Wood lintels are not allowed to support masonry [2006 IRC Sec. R606.10]. {There is a steel lintel being provided at the other masonry opening, there should be a steel lintel at this masonry opening as well.} MECHANICAL: " There are no mechanical comments to be addressed. PLUMBING: " The plumbing waste diagram is incomplete (and incorrect). The left most lavatory in the restroom has not been provided with a waste or vent. Also, the graphic representation of the under slab waste line is drawn to show waste from fixtures flowing through the trap of another fixture (specifically the shower and toilet). Reference attached sketch for clarification. " The plumbing notes indicate that a tankless "gas" water heater is to be provided however the location is not noted, while the electrical plan shows a receptacle and circuit for the water. Provide cut sheets for the water heater being installed in the guest house and also note its location on the plumbing plan. Also, if it is to be gas show the gas piping, provide flue, combustion air, clearances, etc., and revise the electrical information. " Specify water conserving (low flow) fixtures; water closets 1.6 gallons per flush, urinals 1 gallon per flush, and sinks and showerheads 3 gallons per minute [Arizona Revised Statute 45-312]. ELECTRICAL: " Provide cut sheets for outdoor light fixture "A"; fixture must be a shielded fixture based on the calculations. " Provide an exterior outlet at grade level located at both the front and back of the dwelling [2006 IRC Sec. E3801.7]. These outlets shall be GFI protected [2006 IRC Sec. E3802.3]. " Show locations of smoke detectors. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup [2006 IRC Sec. R313]. There should be smoke detectors in the following locations: " In each sleeping room. " Outside each separate sleeping area in the immediate vicinity of the bedrooms " On each additional story of the dwelling, including basements but not including crawl spaces and uninhabited attics. " The branch circuits serving all outlets in bedrooms (i.e. receptacles, lights, smoke detectors) need to be protected by arc-fault circuit interrupters listed to provide protection to the entire branch circuit [2006 IRC Sec.
