This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans including revisions, details and calculations in accordance with the rules of the State Board of Technical Registration. 3. Provide gas piping for structure or submit exemption documentation, Arizona Statute 30-809. INCLUSIVE HOME DESIGN: 4. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463. 5. Provide an accessible route from the public way extending throughout the entire first floor (except for exempt areas as defined in section 1003.3), 1003.2. 6. Door openings shall have a net width of not less than 30 inches, 1003.5.2.1. FLOOR PLAN: 7. Specify fiber-cement board backing in tub/shower enclosures, R307.2, R702.4.2. 8. Show the location of attic access min. 22"x30", R807. 9. The walls and soffit of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board, R311.2.2. FOUNDATION PLAN: 10. Specify foundation hold-downs for alternate brace wall panels that have minimum uplift capacity of 1800 lbs, R602.10.6. STRUCTURAL / FRAMING PLAN: 11. Provide a sufficient load path from the 2nd floor posts under hip beams through the floor framing and 1st floor walls, R602.10.8. SECTIONS - DETAILS: 12. Provide draft-stopping at concealed spaces (Detail 10-S3.0) R602.8. 13. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (Detail 3-S3.0), R807. PLUMBING PLAN: 14. Provide vent piping through the roof so that the aggregate cross-sectional area shall not be less than that of the largest required building sewer, UPC 904.1. 15. Show shower drains with a minimum 2" diameter line, UPC Table 7-3. 16. Provide vent sizes and locations on plumbing layout, UPC 904. 17. Specify sleeve requirements for drain lines passing through footing below interior load bearing wall, UPC 313.10. 18. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10. 19. Correct water conservation requirements: Sinks/ Showerheads = 3 gallons per minute, UPC State Amend. 45-312. 20. Note and specify all drain, waste and vent piping materials, UPC 301.1.1. 21. Provide the maximum developed length of water line from the meter the furthest appliance served, the size of the water meter, and the available water pressure with a pressure loss calculation for changes in elevation, UPC Table 6-6. 22. The water supply to all new multi-family residential buildings shall be individually metered for each dwelling unit, 301.4.1 as amended. MECHANICAL PLAN: 23. Specify the location of all mechanical equipment on the mechanical plan, R106.1.1. 24. Show the condensate line and secondary for HVAC unit, M1411.3. 25. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1. ELECTRICAL PLAN: 26. Designate two or more 2O-amp small appliance circuits to serve kitchen counter receptacles. Such circuits shall be GFCI protected and shall not serve other rooms (except breakfast areas, pantries, etc.), E3801.3. 27. Receptacles shall not be located below a counter where the countertop extends more than 6" beyond its support base, E3801.4.5 28. All smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup, R313.
