Unable to approve site plan at this time. Per converstation with Troy Williams, elevation certificate has not be located. Elevation Certificate needs to be submitted, either submit Elevation Certificate or contact Planning and Development Services for calculation of Base Flood Elevation for new elevation certificate. In either case, Elevation Certificate is required. New elevation certificate will be required for addition unless material and labor calculates to be 50% of the value of the existing structure.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. All new SFR and duplex plans should reference these codes. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

SITE PLAN:

1. Show compliance with the Pool Barrier requirement by showing the patio wall height (4' minimum) and a gate between the addition (openings) door/windows and the pool, 2006 IRC Appendix G (Amendment).

FLOOR PLANS:

1. Show compliance with R303.1 providing fixed in place artificial lighting in the work-out room.

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity at the roof extension at the laundry/mechanical room area, R301.1. Also, detail connections to wall and beam seats, R319.1 item 4.
2. Provide an engineer's calculation, design and seal for retaining walls exceeding 2 ' in height measured from the bottom of the footing to the top of the wall, R404.5. Detail 17 & 18/6.

SECTIONS - DETAILS:

1. Provide the shear (braced) wall schedule referenced at Detail 7 & 8/6, R106.1.1.
2. Revise the Fastener Schedule sheet 6 showing 2-16d for "rafter to plate, toe nail", Table R602.3(1).
3. Provide a Game Room Section showing insulation placement. Ceiling R-30 and mass walls R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1.
4. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2, or show compliance with R806.4 by stating "no vapor retarders at the ceiling" for roofs without vented attic space.

PLUMBING PLANS:

1. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment.
2. The existing 1" gas pipe serving the new range, furnace and dryer is undersized (>100'). Also, clarify if the 50 gallon water heater is gas or electric (not listed on panel schedules) IRC G2413.3 & Table G2413.4(1).

MECHANICAL PLANS:

1. Show the kitchen exhaust fan with minimum 100 CFM rating, M1507.3.
2. Show F1 with a minimum 360 square inch grille opening, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).

ELECTRICAL PLANS:

1. A smoke alarm is required outside of the Master Bedroom door, R313.2.
2. Panelboards (Panel D) may not be located in clothes closets or bathrooms, E3305.4.
3. Revise the electrical load calculation showing the total living space square footage including the area served by Panel D, E3502.2
4. Show sub-panel feeder over-current protection (breaker size) with standard available sizes, E3605.6. The 8 AWG CU (75 degree) conductors may be protected with maximum 50A breakers. 12.6 A is not a standard size.
5. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3801.4.1. Add a receptacle to the right of the sink within 24".
6. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
7. Indicate the location of all disconnect switches for air handling equipment, E4001.5.
8. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. Mass wall (Game Room) requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1.
