COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This site is located in the HR-3 Zone (LUC Section 2.3.4.2.A.1). The Development Designator is "P" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator is CC (LUC Section 3.2.6.4).

The required setback for interior lot lines is the greater of ten (10) feet or three quarters (3/4) the height of the structure's wall facing the property line (LUC Section 3.2.6.4). The required setback is ten (10) feet to the west property line and the proposed setback is zero(0) feet.

The required street perimeter yard setback is the greater of twenty (20) feet or one and one half (1 ½) time the height of the structure (LUC Sec.3.2.6.5.A) The required street perimeter yard setback is twenty (20) feet. The proposed street setback is eighteen (18) feet.
