TRANSMITTAL DATE: December 4, 2009

1. Zoning will not be able to approve this site plan until the Special Exception for the use has been approved. Once approved on the plan provides; Special Exception number, Date of Approval, Any Conditions of Approval. Additional comments may be forth coming once the conditions of approval are provided.

2. Clearly indicate the accessible route from both the parking area and from the street. Provide the max. cross slope (2%) and max. running slope (5%) for the sidewalk leading to the proposed porch.

3. Per LUC Table 3.3.7.I the minimum width of a two-way parking area access lane (PAAL) is 24. Revise the PAAL to meet this requirement.

4. Per D.S. 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. This said some type of barrier is required along the entire length of the driveway, and any place that the wheel stops will not prevent a vehicle from leaving the paved area.

5. Per D.S. 3-05.2.2.D Back-Up Spur. A back-up spur will be provided at the end of a row of parking if no ingress or egress is provided at that end. The spur will be a minimum of three (3) feet in depth, will have a three (3) foot radii, and will have a wheel barrier to prevent encroachment onto any unsurfaced areas. A minimum distance of three (3) feet will be provided between the back of spur and any wall, screen, or other obstruction over six (6) inches in height. This said the backup spur does not meet the 3'-0" requirement to the "EXISTING OCOTILLO FENCE".

6. Please clarify why you are proposing "CHIP SEAL ON ASPHALT".

7. Per D.S. 2-09.0.4.1 Proximity to Main Entrances. Class 2 bicycle parking facilities will be located no more that 50 feet from the main building entrance. This said provide a dimension from the proposed bicycle parking to the main entrance.

8. Per D.S. 2-09.0.4.4 Class 2 bicycle parking facilities will be clearly visible from the adjacent sidewalks, drives and the main entrance. Provide a height for the proposed site wall along Corte El Rancho Merlita, it appears this wall may restrict visibility of the Class 2 bicycle parking.

9. Provide a Class 2 bicycle parking detail that meets the requirements of D.S. 2-08.5.0
