This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans including revisions, details and calculations in accordance with the rules of the State Board of Technical Registration. 3. Provide sheets A5.01, A5.02, A5.03, A9.01, A9.02, A9.03 for review. INCLUSIVE HOME DESIGN: 4. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463. FLOOR PLANS: 5. Door openings shall have a net width of not less than 30 inches, ANSI 117.1-1998 1003.5.2.1. 6. Specify safety glazing in hazardous locations, R308.4. 7. Provide a one-hour fire-rated wall at carport when structure is located within 36" of fire separation line, R302.1 as amended. FOUNDATION PLANS: 8. Provide a note for termite treatment, R320 as amended. ELEVATIONS: 9. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply per R806.2, or specify unvented attic in accordance with the criteria set forth in R806.4. PLUMBING PLAN: 10. Water conservation requirements: Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2. 11. Provide note requiring that water hammer arrestor be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, IRC P2903.5. MECHANICAL PLAN: 12. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1. ELECTRICAL PLAN: 13. Exterior outlets at grade level shall be provided at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. INTERNATIONAL ENERGY CONSERVATION CODE: 14. Specify the "R" value of the insulation, as well as the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13, N1102.1.
