1. The building & site plan have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Per LUC Section 3.2.6.4, H0-3 Zoning, Development Designator "L", Perimeter Yard Indicator "BB" The required perimeter yard setback to the north, south and east property line is the height of the exterior building wall. Proposed wall height of 10'-0" requires a 10'-0" setback to the north property line, proposed setback is 1'-6". Proposed wall height of 15'-2" requires a 15'-2" setback to the north property line, proposed setback is 12'-6". Proposed wall height of 15'-9" requires a 15'-9" setback to the south property line, proposed setback is 2". Proposed wall height of 14'-0" requires a 14'-0" setback to the east property line, proposed setback is 2".

3. Per LUC Section 3.2.65.B the required setback to Main Street property line is 21'-0" measured from the back of future curb, proposed is 14'-2"

4. Historic Review is required for this project.

5. Zoning will re-review the plan on the next submittal. Additional comments may be forthcoming.
