COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas of expansion and revision to the last approved site plan.

2. This comment was not addressed. This is a requirement for a commercial site plan and is not based on percent of expansion. The address is not the legal description. The following is the legal description "BLENMAN LOTS 13 14 & E2 LOT 12 & W2 LOT 15 EXC S12' THEREOF BLK 2" D.S. 2-02.2.1.A.2 Provide a legal description on the site plan.

3. This comment was not addressed. This is a requirement for a commercial site plan and is not based on percent of expansion. D.S. 2-02.2.1.A.4 Provide a location map that meets the requirement of D.S. 2-05.2.1.D on the site plan.

4. This comment was not addressed. D.S. 2-02.2.1.A.5 Provide lot bearings on the site plan.

5. This comment was not addressed. D.S. 2-02.2.1.A.7 Provide perimeter yard setback dimensions from all proposed structures, covered porches, to the interior lot lines.

6. This comment was not addressed. D.S. 2-02.2.1.A.7 Provide a street perimeter yard setback dimension from the proposed covered porch addition to the street. Per LUC Section 3.2.6.5.B & LUC Table 3.2.6.I, ADT of 1,000 or greater, the street perimeter yard setback dimension is measured from the back of existing curb or future curb location. As it does not appear that the curb along Speedway Blvd. is at full width show the future curb and provide the perimeter yard setback dimension.

7. D.S. 2-02.2.1.A.7 Provide a setback dimension from the beer cooler enclosure to the north property line. Based on the C-1 Zoning Development Designator "28", Perimeter Yard Indicator "DD", the required. perimeter yard setback from the proposed "SHED COVERING STRUCTURE OVER BEER COOLER" to the north property line is 1-1/2 times the height of the structure. Based on a building wall height of 8'-10" the required perimeter yard setback is 12.8 feet. See LUC Section 3.2.6.3 for Perimeter Yard Measurement. A Design Development Option (DDO) will need to be processed and approved prior to approval of the site plan if the 8'-0" perimeter yard setback is to remain as shown on the site plan.

8. D.S. 2-02.2.1.A.8 Provide a fully dimensioned off-street parking layout.

9. D.S. 2-02.2.1.A.8 The wheel stop dimension shown on the plan is not correct. See Development Standards 3-05.2.3.C.2 and Figure 5 for correct location.

10. D.S. 2-02.2.1.A.8 Per LUC Section 3.3.7.2.A the minimum length of eighteen (18) feet is required for a vehicle parking space. The parking spaces shown along the south side of the building are only 17'-6" in length. A Board of Adjustment for Variance is required for the proposed 17-6" vehicle parking spaces.

11. D.S. 2-02.2.1.A.12 There appears to be a 6'-6" dimension shown for the sidewalk along the south side of the proposed covered porch. This sidewalk scales out at less than 4'-0". Provide a correct dimension for this sidewalk. Per Development Standards 2-08.5.1.A the minimum width of a sidewalk is four (4) feet. Once a true dimension is provided a Development Standard Modification Request maybe required to reduce the sidewalk width to less than four (4) feet but not less than three (3) feet.

12. D.S. 2-02.2.1.A.Based on dimensions shown on the plan for the vehicle parking spaces and parking area access lane (PAAL) shown along the south side of the building it appears that once the vehicle parking spaces area shown correctly the PAAL will not meet the minimum twenty-four (24) feet width. See Land Use Code Section 3.3.7.2 for minimum width of a two-way PAAL.

13. D.S. 2-02.2.1.A.12 Provide a dimension from the north end of the proposed accessible ramp to the north side of the sidewalk so that Development Standards section 2-08.5.1.A requirements can be verified.

14. This comment was not addressed. This is a requirement for a commercial site plan and is not based on percent of expansion. Show any existing or proposed free standing signage on the plan. Based on the current aerial photos there appears to be a sign located near the southeast corner of the site. If this sign is to remain it appears to encroach into the proposed vehicle use area. D.S. 2-02.2.1.A.13 If applicable show the location, type, size, and height of existing and proposed signage on the plan.

15. D.S. 2-02.2.1.A.14 Per LUC Section 3.4.3.4 Use of Loading Area. A loading space shall be used only for the purpose it is intended and shall not be used for the repair or dismantling of vehicles or in any other manner that would interfere with the purpose for which the space is provided, this said the loading space may not be used for access to the refuse container location.
