This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the entire site. 2. The footprint of the building shown on the site plan does not match the floor plan. Show all areas of proposed use, areas enclosed by railing, on the site plan. 3. D.S. 2-02.2.1.A.2 Provide a legal description on the site plan. 4. D.S. 2-02.2.1.A.3 The property address is not legible due to text over text. Also clarify what the name of the restaurant will be, May's Counter or Over Easy. 5. D.S. 2-02.2.1.A.4 Provide a location map that meets the requirement of D.S. 2-05.2.1.D on the site plan. 6. D.S. 2-02.2.1.A.5 Provide lot bearings on the site plan. 7. D.S. 2-02.2.1.A.6 All existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use are to be provided on the site plan. The footprint of the building shown on the site plan does not match the floor plan. Show all areas of proposed use, areas enclosed by railing, on the site plan. 8. D.S. 2-02.2.1.A.7 Provide perimeter yard setback dimensions from all proposed structures, covered porches, to the interior lot lines. 9. D.S. 2-02.2.1.A.7 Provide a street perimeter yard setback dimension from the proposed covered porch addition to the street. Per LUC Section 3.2.6.5.B & LUC Table 3.2.6.I, ADT of 1,000 or greater, the street perimeter yard setback dimension is measured from the back of existing curb or future curb location. As it does not appear that the curb along Speedway Blvd. is at full width show the future curb and provide the perimeter yard setback dimension. 10. D.S. 2-02.2.1.A.7 Based on the C-1 Zoning Development Designator "28", Perimeter Yard Indicator "DD", the required. perimeter yard setback from the proposed "SHED COVERING STRUCTURE OVER BEER COOLER" to the north property ling is 1-1/2 times the height of the structure. Based on a building wall height of 8'-10" the required perimeter yard setback is 12.8 feet. See LUC Section 3.2.6.3 for Perimeter Yard Measurement. A Design Development Option (DDO) will need to be processed and approved prior to approval of the site plan if the 8'-0" perimeter yard setback is to remain as shown on the site plan. 11. D.S. 2-02.2.1.A.8 Provide a fully dimensioned off-street parking layout. 12. D.S. 2-02.2.1.A.8 Provide a typical parking space detail for both a standard and accessible vehicle parking space on the site plan. 13. D.S. 2-02.2.1.A.8 Per LUC Section 3.3.7.2.A the minimum length of eighteen (18) feet is required for a vehicle parking space. The parking spaces shown along the south side of the building are only 15'-0" in length. A Board of Adjustment for Variance is required for the proposed 15'-0" vehicle parking spaces. 14. D.S. 2-02.2.1.A.9 Provide a Class 2 off-street bicycle parking detail, including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports. The required number of bicycle parking spaces cannot be verified until the provided number of vehicle parking spaces has been clarified, see comment 33 below. 15. D.S. 2-02.2.1.A.10 Show the existing and future sight visibility triangles on the site plan. 16. D.S. 2-02.2.1.A.11 Provide width dimensions for all points of egress and ingress including parking area access lanes (PAALs). 17. D.S. 2-02.2.1.A.12 Until a fully dimensioned parking layout has been provided the requirements of this section cannot be verified, see comment 11 above. 18. D.S. 2-02.2.1.A.12 Per LUC Table 3.3.7.I the proposed 19'-0" PAAL shown south of the building does not meet the 24' width for a PAAL that accesses 90 degree parking. A Board of Adjustment for Variance is required for the proposed 19'-0" PAAL. 19. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 a continuous pedestrian circulation path/accessible route is required to connect the building to the pedestrian circulation along the street right-of-way (ROW). 20. D.S. 2-02.2.1.A.12 Provide a dimension for the sidewalk located along the south side of the building and the vehicle parking spaces. 21. D.S. 2-02.2.1.A.12 Provide a dimension for the sidewalk located between the accessible ramp and the southwest corner of the covered patio. 22. D.S. 2-02.2.1.A.28 The "SITE ZONING" listed under "SITE DATA" is not correct. The zoning for this parcel is C-1. 30. D.S. 2-02.2.1.A.31 Show the existing and proposed use on the site plan. The proposed use should be listed as "FOOD SERVICE "28", SUBJECT TO: SEC. 3.5.4.6.A AND .C" 31. D.S. 2-02.2.2.A.2 The proposed beer cooler should be added to the building square footage. 32. D.S. 2-02.2.2.A.3 Provide a floor area ratio per LUC Section 3.2.11 on the site plan. 33. D.S. 2-02.2.2.A.4 The vehicle parking calculation should include all areas of use, i.e. outdoor seating and waiting area and the beer cooler. 34. D.S. 2-02.2.2.A.4 Provide a bicycle parking space calculation that includes the number required and provided. 35. D.S. 2-02.2.2.A.6 Provide an expansion calculation on the plan.
