Stantec Project No. 816-30015 (09-125)

Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2006 International Residential Code [IRC], the Outdoor Lighting Code and the Inclusive Home Ordinance. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

There are no general comments to be addressed.

ARCHITECTURAL:

There are no architectural comments to be addressed.

STRUCTURAL:

On the framing plan, Keynote 4 indicates 2x8 rafter bracing; is this correct? The framing in this area is unclear; the member identified with Keynote 4 looks more like a beam which supports the rafters from the primary roof area, which then is probably over-framed to tie into the adjacent roof form. Please clarify.

On the framing plan, Keynote 6 describes reinforcing; what reinforcing? Is there a horizontal rafter brace mounted 11’-0” above the finished floor along the whole length of the ridge beam (as shown in the building section)? This is not clear on the plans.

Please provide the proper power lintel size for each of the new masonry lintels, along with the manufactures’ selection chart for lintels.

Please indicate on the plans all of the new masonry infill where existing openings are being abandoned or modified. There appears to be 1 new opening, 1 opening requiring both cut and fill, and two existing openings to be filled. Provide a detail to show the masonry infills and the reinforcing required to integrate them into the existing wall.

The framing plan shows headers at various locations at the exterior masonry walls and has a reference to Detail 10 on Sheet A-6; this detail is for a wood header. Provide a masonry header detail showing the power lintel, the amount of bearing into the masonry, etc.

PLUMBING:

There are no plumbing comments to be addressed.

MECHANICAL:

There are no mechanical comments to be addressed.

ELECTRICAL:

There are two water heaters on this project, both noted on the plumbing drawings as requiring a 2-pole 30 amp breaker; the panel schedule show the one water heater breaker at 20 amps (Circuit 6-8). Please clarify. Also provide cut sheets for this/these water heaters. {Is the one electrical water heater large enough to supply the bathroom group?}

Please provide circuiting for the left half of the plan; most of the circuiting is missing.

ENERGY:

There are no energy comments to be addressed.
