This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. FLOOR PLAN: 2. Show the location of attic access min. 22"x30", R807. 3. Doors between a garage and a residence shall be self-closing minimum 20-minute fire-rated, R309.1 as amended. 4. Provide ½" gypsum board on all walls common to the garage and house in compliance with R309.2. 5. Include the proposed laundry sink and bar sink on all applicable pages (i.e. plumbing plan). STRUCTURAL / FRAMING PLAN: 6. Justify the header / lintel sizes for the proposed design, R801.2. ELEVATIONS: 7. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply, R806.2. SECTIONS - DETAILS: 8. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. PLUMBING PLAN: 9. Cleanouts are required at the kitchen sink area UPC 707.4 W/ State amendment. MECHANICAL PLAN: 10. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1. ELECTRICAL PLAN: 11. Specify the grounding electrode method and size of the grounding electrode conductor, E3508. 12. Bedroom outlets shall be protected with combination-type arc-fault breakers (receptacles, lights, and smoke detectors), E3802.12. 13. Convenience receptacles shall be provided within 25' of mechanical equipment, E3801.11, E3803.4. 14. Exterior outlets at grade level shall be provided at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 15. Kitchens and dining rooms require two or more 2O-amp small appliance circuits. Such circuits shall be GFCI protected and shall not serve other rooms (laundry room receptacles may not share kitchen circuit), E3801.3. 16. Receptacles shall not be located below a counter where the countertop extends more than 6" beyond its support base, E3801.4.5 OUTDOOR LIGHTING CODE 17. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2 (calculation provided is not consistent with currently adopted code) 18. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 19. The simplified prescribed energy values for glazing and skylights is U=0.75, N1102.1.
