This project has been selected for review by Willdan, a contracted plan review service for City of Tucson. Willdan has conducted review #1 for below code requirements and will also perform all subsequent reviews.
This letter contains comments, which must be addressed by written responses indicating any actions taken. In order to facilitate a shorter #2 review, all indicated corrections and revisions to the plans must be made and so noted by the use of “clouds”, “deltas”, and “revision numbers”.
Please return the following to the City of Tucson Building Department:
• Two complete new set of prints (including two sets of all materials).
• All original and redlined plans that were returned to you.
• Any other information, as referenced herein.
To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. Pen or pencil corrections on final prints are not acceptable. When the plans are found to be compliant with the code requirements listed below Willdan will forward the accepted final plans to the City of Tucson Building Department.

All commercial projects are reviewed for conformance with the 2006 IBC, 2006 IMC, 2006 IECC, 2006 UPC, 2006 IFC, and the 2005 NEC (with local modifications). All residential projects are reviewed for conformance with the 2006 IRC, 1997 UAC, and the 2006 UPC. Any revisions to this plan will require an additional review and approval by Willdan. Please Note: If the referenced project was expedited, the fee ratio will be applied should the project go to an hourly rate. However, this does not apply to revisions and deferred submittals submitted post permit issuance. Expedites to revisions must be requested separately.

1. Indicate the locations of gas, water, electric, and sewer or septic lines on the property and where they enter the building. Provide the location of your water meter. Reference 2006 IRC Sections R105.3, R106.2.
Sheet 2
1. Provide access to attic that exceeds 30SF. Designate location on the drawings. Opening shall not be less than 22” X 30”. Attic access shall provide a minimum of 30” of headroom and shall be located in readily accessible space. Reference 2006 IRC Sections R807.1, R408.4.
2. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30” circle. All glass enclosures shall be tempered. Reference 2006 UPC Section 411.7 and 2006 IRC R308.4, R307.2.
3. Show locations of ‘solotube’ (dashed lines) on floor plan. Reference 2006 IRC Section R106.1.1.
Sheet 4
1. Note and specify a complete roofing system; grade of materials and method of installation. Reference 2006 IRC Chapter 9.

PLUMBING COMMENTS:
Sheet 6
1. Gas: Provide total demand, and total added on the system. Indicate existing demand, and whether connection of new and existing needs to be re-sized at tie into existing meter. Reference 2006 IRC Appendix A.
2. Waterline: Provide the total fixture unit demand, new and existing (based on Table P2903.7) and the maximum developed length. Reference 2006 IRC Section 2903.
3. Fixtures that have flood level rims located below the elevation of the next up stream manhole cover of the public sewer serving such fixtures shall be protected from backflow of sewage by installing an approved backwater valve. Fixtures having flood level rims above the elevation of the next upstream manhole shall not discharge through the backwater valve. Backwater valves shall be provided with access. Ref. P3008 2006 IRC.
4. Note T&P line to terminate at the exterior between 6 and 24 inches above grade and terminate facing down. Reference 2006 UPC Section 608.5.
5. Note that bathtub and shower enclosures shall be finished with ceramic tile, or an approved nonabsorbent surface, to a height of 72” above the drain. Reference 2006 IRC Section R307.2

ELECTRICAL COMMENTS:
Sheet 7
1. Note the clearance of the new service panel. Note the grounding and bonding method. Reference 2006 IRC Sections E3504.
2. Receptacle outlets at each kitchen counter space shall be installed so that no point along the wall line is more than 24” from a receptacle outlet. Reference 2006 IRC Section E3801.4.1.
3. Lights installed over a shower or bathtub must be noted approved for use in wet areas. Reference 2006 IRC Sections E3303.3 and E3903.8.
4. Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference 2006 IRC Section E3305.2.
5. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used. Reference 2006 IRC Section E4001.6.
6. Note that light fixtures in clothes closets shall be installed in accordance with 2006 IRC Section E3903.11.
7. Note on plans: “All branch circuits that supply 120-volt, single-phase, 15- and 20-ampere outlets installed in dwelling unit bedrooms shall be protected by a combination type or branch/feeder type arc fault circuit interrupter listed to provide protection for the entire branch circuit.” Reference 2006 IRC Section E3802.12.
8. Show locations of smoke detector. Reference 2006 IRC Sections R313.1, R313.2.
