Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2006 International Residential Code [IRC], the Outdoor Lighting Code and the Inclusive Home Ordinance. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

ARCHITECTURAL:

STRUCTURAL:

PLUMBING:

" The following previously made comment has been partially addressed. Please provide cut sheets for the tankless water heater. A cut sheet has been provided. According to the literature this water heater requires 199,000 btuh (ie. 199 c.f.h. of gas). If this is replacing an existing "tanked" water heater which is likely only 40,000 btuh (i.e. 40 c.f.h. of gas) then the gas piping will need to be replaced with larger piping. What is the length of the piping from the meter to the water heater? Also how is combustion air being provided for this water heater (the manufacturer offers a kit for providing combustion air piping)? Please indicate on the plans.

MECHANICAL:
