Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2006 International Residential Code [IRC], the Outdoor Lighting Code and the Inclusive Home Ordinance. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

There are no general comments to be addressed.

ARCHITECTURAL:

This residence will now have a “fire calculation area” [2006 IFC Appendix B, Sec. B104.1] greater than 3,600 s.f.; therefore this house will require a residential sprinkler system unless the fire flow in the subdivision from each hydrant is a minimum of 1,750 g.p.m. [2006 IRC Appendix L, as amended and 2006 IFC Appendix B, Table B104.1]. Residential or quick response sprinklers shall be used. The sprinkler system may be connected to the domestic water supply provided the required design density can be met. Residential fire sprinkler systems shall be installed in accordance with the 2006 International Fire Code.

Note doors between the house and the garage shall be minimum 1-3/8” thick solid core and self-closing [2006 IRC Sec. 309.1]. Door D-3 needs to be self-closing.

Note that bathtub and shower enclosures shall be finished [2006 IRC Sec. P2710] with ceramic tile [2006 IRC Sec. R702.4], or a listed enclosure, to a height of 6’-0” (72”) above the floor [2006 IRC Sec. R307.2]. Also, cement, fiber-cement, and glass-mat gypsum backers shall be installed behind all tile and wall panels in tub and shower areas [2006 IRC Sec. R702.4.2]. Sheet A-3 indicates that the new wall which forms part of the shower is gypsum board.

The west elevation on Sheet A-6 indicates a new “multi-width masonry” wall; however the details throughout the set don’t support this statement (all of the walls are single width CMU). Please clarify.

All accessible toilets require on the sidewall next to each toilet an 18" vertical grab bar [ICC/ANSI A117.1-2003 Sec. 604.5.1]. Please indicate and dimension the locations of these grab bars. Also a vertical grab bar is required in the tub/shower location [ICC/ANSI A117.1-2003 Sec. 607.4.2.2.2]. If this is a shower only then a vertical grab bar is not required.

STRUCTURAL:

A deferral of a portion of the required submittal documents must be approved in writing by the building official; therefore either provide the engineered open-web wood truss drawings or provide written approval for deferred submittal items [2006 IBC Sec. 106.3.4.2]. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona.

Keynote 5 on Sheet A-4 indicates an interior bearing wall; however the walls indicated with this keynote are not bearing walls (they run parallel with the trusses). Please clarify.

What size are the continuous footings? Detail 4 on Sheet A-4 indicates to see the foundation plan for the size of the footing however the foundation plan does not provide any footing sizes.

Please provide a detail on the plans showing the connection of the interior shear wall to the trusses above.

PLUMBING:

There are no plumbing comments to be addressed.

MECHANICAL:

There are no mechanical comments to be addressed

ELECTRICAL:

What circuit serves the two exhaust fans on this project? Also the light above the lavatory is missing a circuit designation.

ENERGY:

There are no energy comments to be addressed.

Residential or quick response sprinklers shall be used. The sprinkler system may be connected to the domestic water supply, provided the required design density can be met. Be advised that Tucson Water will not allow a residential sprinkler system to be supplied by a 5/8" meter. A 1" meter will be required by Tucson Water. Residential fire sprinkler system shall be installed in accordance with the 2006 IFC and NFPA 13D.
