COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only.

2. D.S. 2-02.2.1.A.6 For all existing buildings and structures provide the size (overall dimension), height, overhangs, canopies, and use within the footprint on the site plan.

3. D.S. 2-02.2.1.A.8 Sheet A1.1,Detail 3, PARKING DETAILS, the dimension for the location of the wheel stop is not shown correctly, see D.S. 3-05.2.3.C.2 and Figure 5.

4. D.S. 2-02.2.1.A.9 Provide details for the required Class 1 & Class 2 bicycle parking, including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports.

5. D.S. 2-02.2.1.A.12 Provide a dimension from the north end of the angled vehicle parking space to the south end of the accessible access aisle. It does not appear that the parking area access lane (PAAL) meets the minimum 24' width requirements.

6. D.S. 2-02.2.1.A.12 The proposed "4" LAYER OF MILLINGS ON COMPACTED EARTH" does not meet the requirements of LUC Section 3.3.7.3 Surfacing Requirements, a Board of Adjustment for Variance may be required.

7. D.S. 2-02.2.1.A.12 Provide a dimension for the radius on the proposed back up spur, see D.S. 3-05.2.2.D

8. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the site plan along with the recording docket and page reference.

9. D.S. 2-02.2.1.A.25 If applicable show the existing and/or proposed site lighting on the plan.

10. D.S. 2-02.2.1.A.28 Provide the existing zoning of parcel and adjacent parcels, including those across streets and alleys.

11. D.S. 2-02.2.1.A.31 Provide the existing use on the plan. This use should be listed as FOOD AND BEVERAGE WHOLESALING "34".
12. D.S. 2-02.2.2.A.1 Provide the Gross lot area on the site plan.

13. D.S. 2-02.2.2.A.2 Provide a floor area for each building.

14. D.S. 2-02.2.2.A..3 Provide a floor area ration (FAR) on the plan

15. D.S. 2-02.2.2.A.4 Provide a vehicle and bicycle parking calculation on the plan. The vehicle calculation will be based on the existing floor area showing the required and provided number of vehicle parking space. The bicycle parking calculation will be the 36 new vehicle parking space provided as this is a less than 25% expansion. That said 3 bicycle parking spaces are required, two (2) Class 1 and one (1) Class 2.

16. D.S. 2-02.2.2.A.6 Revise the "NEW PARKING CALCS" to read "VEHICLE USE AREA EXPANSION CALC."

17. Depending on how the above comments are addressed addition comments may be forth coming.

RESUBMITTAL REQUIRED: Site Plan and Drainage Statement.

The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. The proposed "4" LAYER OF MILLINGS ON COMPACTED EARTH" does not meet the requirements of LUC Section 3.3.7.3 Surfacing Requirements, a Board of Adjustment for Variance may be required
3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
4. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. It appears that the PAAL width is not 24'.
5. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
6. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
7. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
8. All easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.
9. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
10. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
11. Show all fences, walls, or vegetation for screening and sight visibility by type, material, height, location and spacing per D.S. 2-02.2.1.27.
12. Show Site plan number (T09CM02571) on all sheets per D.S. 2-02.2.1.29.
13. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
14. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
15. List the consulting engineer and the owner/developer on the plans with the pertinent information.
16. Add note: "Depress all landscaped areas 6" maximum for water harvesting".

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the DS.
2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan.
3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2.
4. Show the project address or administration address on the cover sheet of the DS.
