Memorial Place Site Plan TRANSMITTAL DATE: 10/02/09 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project is a stand alone parking lot, not a part of 6692 S. Memorial Place. A separate address will be required for this project. A change of address will also be required for the permitting process. 2. Provide a detail of both a handicap parking space and standard parking space. 3. Wheel stop curbs will be required for all parking spaces along the south property line I order to prevent overhanging the property line by vehicles. Clearly indicate location of all wheel stops on the site plan and provide dimension from the front of the parking space on the details. 4. A clear area of 3' is required behind a backup spur. The northwest corner backup spur does not appear to meet this requirement. 5. Standard handicap and van accessible parking spaces are required based on the number of provided parking spaces. The number required for this project is a minimum of 2 standard handicap parking spaces and 1 van accessible parking space. 6. Provide an accessible pedestrian circulation path from the handicap parking spaces to the sidewalk located in the right of way. 7. It appears that pedestrian circulation is being provided with the lot adjacent to the south (existing crosswalks). A pedestrian cross access agreement will be required. Provide on the site plan the recording docket and page of the pedestrian cross access agreement. Provide for review a copy of the cross access agreement. 8. Add as a note that any future development will be required to meet the criteria of the AEZ overlay for the AHD, NCD-70 and ADC-2. 9. Add the annexation case number (C15-95-16) on all sheets in the lower right corner. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 3. Dimension the ingress/egress on both plans. 4. Call out what plat (Bk. and Pg.) the easements where recorded on when referring to "per plat" on the plan. 5. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP. 2. A number of the general grading notes call out for SWPPP measures, will there be a SWPPP submitted? If not, remove any notes pertaining to inspections or activities related to SWPPP inspections from the grading notes. However, some of the BMP of a SWPPP shall be shown on the grading plans because of the direct discharge in the existing Det./Ret. basin. The BMP shall include but are not limited to a sediment trap at the discharge point, a stabilized entrance and a concrete washout area. 3. Show curb openings along the south border of the parking lot to accept off-site water and show DC openings for the islands to accept water for water harvesting. 4. Show a standard bollard at the center of the 6' curb opening for the rip-rap channel. 5. Although the fabric filter for the trapezoidal channel is called out in the key note, the filter fabric should be shown on the detail 2 of 2. 6. List administrative address/site address on the plans. 7. List the SP number (T09CM02526) on all the sheets. 8. List all Cut and Fill quantities in cubic yards. If both are 0 cy, please list. There is a discrepancy between the SP and GP regarding the amount of earthwork needed on this project (cut). Revise as required. 9.
