Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

SITE PLAN:
2. Specify an appropriate scale for the site plan.

FLOOR PLANS:
3. Provide an emergency escape rescue opening from the bedroom adjoining the proposed addition, 310.
4. Specify the size and type of all windows. Safety glazing is required in hazardous locations (less than 60" above tub/shower floors) R308.4.
5. Specify nonabsorbent wall surface minimum 6' above the floor with fiber-cement board backing in tub/shower enclosures, R307.2, R702.4.2.

FOUNDATION PLANS:
6. Provide a note for termite treatment, R320 as amended.
7. Landing or floor is surface required at all exterior doors, R311.4.3.

STRUCTURAL PLANS:
8. Justify the beam size over the bathroom opening for the proposed design.
9. Specify lateral support of masonry walls, R606.9.
10. Note and specify the size, spacing and length of anchor bolts for top plates and ledgers, R606.11.
11. Provide a header schedule consistent with Table 502.5(1) or specify size of steel lintels.

SECTIONS - DETAILS:
12. Clarify roof sheathing material. (Detail B)
13. Clarify roof line and or parapet (Detail C)
14. Specify the location of the H2.5 clip from the rafter to the plate in a location that provides a continuous load path (i.e. to plate bolted on top of the masonry wall) R602.10.8.
15. Specify ceiling covering. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d.

PLUMBING PLAN:
16. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.

ELECTRICAL PLAN:
17. Clarify the purpose of the receptacle in the bathtub area. Access is required to circulation pumps for whirlpool bathtubs, 2720.1.
18. Specify the location and use of the 'new subpanel' as defined on the panel schedule.
19. Smoke detectors are required in existing buildings when interior alterations occur, R313.2.1.

INTERNATIONAL ENERGY CONSERVATION CODE:
20. Specify the "R" value of the insulation, as well as the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.75, ceiling R=30 and walls R=13, N1102.1.
