Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. GENERAL NOTES:

" Revise the Inclusive Home Design notation sheet #2 item #11 showing maximum thermostat height of 48".

FOUNDATION PLANS:

1. Show or note (Detail 5/3) a 6" minimum separation of untreated exterior posts or columns above finished grade, R319.1.4 exception 1. May show a treated post.
2. Show all foundation hold-downs (sheet #3 & 4) for alternate brace wall panels on the Foundation Plan, R403.1.6. A brace wall panel is required at the east wall line so that spacing does not exceed 25' OC at the porch and laundry window openings.

FLOOR PLANS:

1. Show the location of a minimum 22" x 30" attic access. Attic access is required if the space exceeds 30 SQ FT with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807.1. Also, include the garage attic area.

STRUCTURAL PLANS:

1. Provide truss plans consistent with floor/framing plans. The building plans show spans of 36'-8" and 29'-4", but the truss plans show 39' and 29' , R301.1.
2. Note scissor truss installation with (TC) slotted ties at one wall connection providing appropriate uplift rating per engineered design, R802.10.5.

ELEVATIONS:

1. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply for the Garage, R806.2.

PLUMBING PLANS:

1. Revise Note #11 for showing quick-closing valves require a water hammer arrester device conforming to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, IRC P2903.5.

MECHANICAL PLANS:

1. Provide an equipment specification list including the AC tonnage capacity, M1302.1.
2. Provide return air duct and register sizes with capacity for the AC tonnage, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). The RA duct size shown will accommodate a 3 ton AC unit.
3. Show bathroom exhaust fan EF-2 with a minimum 50 CFM rating R303.3 and M1507.3
4. Show the kitchen exhaust fan minimum 100 CFM rating, M1507.3.
5. Show combustion air compliance for all appliances in confined spaces with free area opening of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings one within 12" of top and other 12" of bottom, M1702.2.

ELECTRICAL PLANS:

1. Specify recessed lighting with energy efficiency leakage compliance, N1102.4.3.
2. Show an underground service entrance on the Riser Diagram, E3303. Note the grounding and bonding method, E3507. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508.
3. Tucson Electric Power requires a 2½" diameter service conduit, TEP SR-305.
4. Transformers (Class 1, 2 & 3) may not be located in clothes closets or attics, E4202.3 (City of Tucson Amended).
