Residential Building Plan (1st Review)

TRANSMITTAL DATE: September 2, 2009

1. The building & site plan have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Per LUC Section 3.2.6.4, HR-2 Zoning, Development Designator "I", Perimeter Yard Indicator "AA" The required perimeter yard setback to the south property line is 6'-0" or 2/3 the height of the exterior building wall. Based on an exterior building wall of 10'-6" the required perimeter yard is 7'-0", proposed perimeter yard is 1'-0".

3. Per LUC Section 3.2.6.5.A the required perimeter yard setback to the east, or side street, is 10'-0", proposed perimeter yard is 2'-0"

4. Based on the porch addition, Historic Review is required for this project.

5. Zoning will re-review the plan on the next submittal. Additional comments may be forthcoming.
