COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This Site requires a DDO for the setbacks to the south and east property lines. This site is in the R-1 Zone (LUC Section 2.3.4.2.A.2). The Development Designator is "H" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback to the south and east property lines is the greater of six feet or two-thirds the height of the structure's wall facing each property line (LUC Section 3.2.6.4).

The two-story addition to the existing garage, which contains the proposed second unit, has a proposed height of nineteen (19) feet. The minimum setback to the south property line is twelve (12) feet, eight (8) inches. The proposed setback to the south property line is five (5) feet, four (4) inches.

The proposed new garage has an overall height of fourteen (14) feet, six (6) inches to the top of the parapet wall. The minimum setback to both the east and south property lines is nine (9) feet, eight (8) inches. The proposed setback to the south property line is eight (8) feet, eight (8) inches. The proposed setback to the east property line is zero.
