8. DS Sec.2-02.2.1.A.12: Revise the site plan to show the required 6-foot wide sidewalk with curb along the street frontage of Irvington Road. Per the adopted Mayor and Counsel policy all sidewalks along MS&R right-of-ways for arterial and collector streets require 6-foot wide sidewalks.
Response: Irvington is an arterial street - 6' constructed sidewalk is required. Revise plan to show sidewalk to be constructed.

General Note: For any development with 50 cy of cut or fill will require grading plan and for any site with area of disturbance of one acre or greater a Stormwater Pollution Prevention Plan will be required. It looks from aerial that grading has taken place on site already. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will likely be required for this project. In the event that they are needed, Submit 3 sets of grading and (2) SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".

Response: Please provide top elevation of rip rap in keynote 15 or section B-B.

Response: Will be reviewed with resubmittal identifying Q 100 per corrections to Drainage Report.

Drainage Report:

1. Off site drainage along Irvington does not appear to be addressed. Provide additional information in hydrology section addressing the off site flood conditions in Irvington.
Response: Rough delineation of Basin B has an approximate basin of 166 acres. Estimation of 5 cfs per acre, results in over 800 cfs of flow. Rough estimation is not intended to be used in report, only for review purposes. Please account for flow from Basin B in Section 2.1 of Drainage Report.
2. Include floodplain limits on plan for any 100 year flows that are on site and show how the proposed design considers any impact from jurisdictional floodplain.
Response: Identify Q100 floodplain limits taking drainage from Basin B into account. In addition, identify Q100 water surface elevation in Cross Section B-B.
3. Include all weather access design if floodplain limits encroach onto property.
Response: Will look at this again once Drainage Report has taken Basin B Q100 into account.
4. Show existing and proposed flows entering and exist the site at all boundaries of the lot.
Response: Q100 exiting the site (west property line) is indicated. However, Q100 entering the site needs to be indicated on site plan along boundary lines.
5. Not that grading design will need to be in compliance with revised hydrology. Please address hydrology prior to submitting grading plan to prevent duplication of comments.
