RESUBMITTAL REQUIRED: Building Plan and Drainage Report

SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Building Plan and Drainage Report for the above referenced property. Engineering Division does not recommend approval of the Building Plan or the Drainage Report at this time. Please address the following review comments prior to the next submittal.

Further Discussion - Please be advised that any encroachment into the identified floodplain limits will require ERR report and review.

It has been determined that the following is required prior to approval of proposed individual lot development.

1. Grading permit is required for proposed SFR, please submit grading plan for further review.
2. Show interceptor at south side of proposed building with spot elevations to indicate high point/grade break and positive gradient along south side. Per IBC code there shall be a 5% slope from foundation for 10 feet from structure.
3. Show and label grading limits to include septic tank area, disturbance for construction and access area from road.
4. Add as a note to plan: There shall be no disturbance of a 100-year riparian area,
5. Label no disturbance area on plan for floodplain/wash area.
6. Add as note to plan: Any slopes that exceed 3:1 (H:V) shall be constructed with riprap and filter fabric. No slope is to exceed 2:1 (H:V) without being accompanied by a geotechnical report.
7. Sheet C.1 can be renamed as SITE/GRADING PLAN, otherwise submit a separate grading plan with grading permit application.
8. Additional comments may be forthcoming.

Drainage Report

1. Provide north arrow for Figure 2: Aerial map,
2. Identify project location on FEMA Map within Figure 3: FEMA map.
3. In report provide datum used for hydraulic calculations.
