Engineering Division does not recommend approval of the Building Plan or the Drainage Report at this time. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the Building Plan and Drainage Report. Please be aware that a Floodplain Use Permit will be required for any proposed development that is located within the identified 100 year floodplain or erosion setback limits. Site Plan: 1. Provide property description on site plan. 2. Clearly label the limits of the 100-year floodplain and provide cross sections along with determined water surface elevation on the site plan per D.S. 2-02.2.1.15. 3. List estimated cut and fill quantities on the site plan. If no cut or fill is being performed, indicate by providing cut and fill quantities equal to zero (ex. Estimated cut and Fill: Cut = 0 and Fill = 0). 4. Please show dimensioned right-of-way dimensions for San Joaquin per D.S. 2-02.2.1.19. 5. DS Sec. 2-05.2.4.H.2: Provide the right-of-way (ROW) recordation information for San Joaquin Ave. 6. Provide all pertinent Bench Mark information based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. 7. A floodplain use permit is required for any work and/or improvements located within the identified 100-year floodplain limits or the erosion hazard limits. 8. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please).
