Hemlock Applicant: David Major Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. FOUNDATION PLAN: 1. Provide a note for termite treatment, R320 as amended. STRUCTURAL / FRAMING PLAN: 2. Locate 48" braced wall panels so the windows do not impede on the area or specify fully-sheathed walls, R602.10. ELEVATIONS: 3. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply, R806.2. SECTIONS - DETAILS: 4. Correct mislabeled numbering system on section drawings and details. PLUMBING PLAN: 5. The water supply line from the water meter to the building must be minimum 1" for the proposed demand, P2903.7. 6. Minimum size of the hot water supply to the existing bathroom and kitchen is ¾", P2502.2. 7. Specify water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2. 8. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 9. Provide note requiring that water hammer arrestor be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, IRC P2903.5. ELECTRICAL PLAN: 10. Bathrooms require a separate 20-amp circuit with receptacles within 3' of the basin, E3603.4, E3801.6. 11. Exterior outlets shall be GFCI protected E3802.3. 12. Bedroom outlets shall be protected with combination-type arc-fault breakers including smoke detectors, E3802.12. OUTDOOR LIGHTING CODE 13. Justify the proposed unshielded exterior lighting. INTERNATIONAL ENERGY CONSERVATION CODE: 14. Specify the "R" value of the ceiling insulation, as well as the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13, N1102.1.
