Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. STRUCTURAL PLANS:

1. Provide existing roof framing sizes and spans between load bearing walls for supporting the added rooftop HVAC load. Engineered trusses may require an engineer analysis for verifying the load carrying capacity for the additional load, M1401.

SECTIONS - DETAILS:

1. Clarify the exterior finish. Sheet #3 shows T1-11 and sheet #4 shows stucco, R106.1.1.
2. Note and specify the length of anchor bolts for sill plates (10") providing minimum of 7" embedment into concrete or masonry, R319.1 & R403.1.6.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Revise note #3 on sheet #2.
4. Show a minimum structural sheathing thickness of 5/8" for T1-11 on roof (note #11 sheet #5), R802.1.
5. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing, R806.1.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2006 Uniform Plumbing Code and 2006 International Residential Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference one of these codes for the Plumbing design. Note #1, 5 and the Fixture Schedule shows UPC, but note #17 & 18 reference the IRC. Also, revise the reference to the 2006 code at note #5 & 18.
2. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for the clothes washer, dishwasher and refrigerator water connections, UPC 609.10. IRC P2903.5.
3. Revise the fixture unit schedule showing correct fixtures for this project UPC 610.8, Table 6-6. Also, revise the units for the tub (4) and the hose bibbs (2.5 +1+1). The existing ¾" service water pipe may require replacement to a larger size if the total fixture unit exceeds 17.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). Revise Ductwork note.

ELECTRICAL PLANS:

1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.
2. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.
3. Revise the panel schedule showing the correct panel size (100A) and wire size for circuit #2, 4, 7, 9, 11, 13, 15, 17, 19, 21 & 23. Also, show the correct amperage (20A) for circuits #6, 8, 10, 12, 14, 16 & 18, E3304.11 & E3606.2.
4. Revise the 150A sub panel size shown on the electrical load calculation, E3502.2
5. Clarify the location of the upgraded 200A service panel on the Electrical Plan, E3501.6.2 & E3605.8.
6. Show sub-panel feeder conductor and conduit sizes on the Riser Diagram, E3605.
7. Show sub-panel feeder over-current protection (breaker size) on the main panel at the Riser Diagram, E3605.5. Also, revise the code reference 2006 IRC (two places).
8. Show the Washer receptacle outlet (within 6' of a sink) with ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. The double spot fixture (D) is unshielded and must be included in the unshielded calculation. Fixture (B) may be excluded from the calculation being under overhang if shown as full cut-off.
2. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
