Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

FOUNDATION PLANS:

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state an assumed value (1500 PSF max.) per Table R401.4.1 if a soils report is not provided.

FLOOR PLANS:

1. Show compliance with R303.1 providing (4%) natural ventilation into the habitable room, or approved mechanical ventilation R303.2.
2. Show a ½" gypsum board (garage side) on all walls common to the garage and dwelling or other fire rated product in compliance with R309.2.
3. Show the location of a minimum 22" x 30" attic access. Attic access is required if the space exceeds 30 SQ FT with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807.1.

STRUCTURAL PLANS:

1. Provide a beam schedule showing beam sizes referenced on the framing plan B/A3, R301.1.
2. Show size and type of steel post supporting the porch roof, R301.1.
3. Show size and type of post connections from post base to the foundation, R301.1.
4. Field welded connections require special inspections. If used, a special inspection request must be included with the permit application, UAC306.1.5.

SECTIONS - DETAILS:

1. Show wood framing members within 8" of exposed ground as pressure treated, R319.1 item 2. Note detail 5/A3.
2. Specify all ledgers connected to masonry walls with 3x material, R606.11. Note detail 4/A3.
3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2006 Uniform Plumbing Code and 2006 International Residential Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference one of these codes for Plumbing. Provide an isometric drainage diagram for IRC design approval.
2. Clarify the point of connection of the cold water line to existing service pipe. Provide pipe sizes (diameter & length), average pressure and a complete fixture unit schedule of all fixtures on the property if a length of pipe serves both buildings, UPC 610.8, Table 6-6. IRC P2903.6. Existing water pipes may require replacement to larger sizes, UPC 610.8, Table 6-6. IRC P2903.7.
3. Revise the gas load calculations showing a total demand of 150,000 BTU without the 1,050 conversion factor, UPC 1217.2, & Table 12-8. IRC G2413.3 & Table G2413.4(1).

MECHANICAL PLANS:

1. Provide an HVAC model number that includes a heating capability, or show a separate means of heating the habitable room, R303.8.

ELECTRICAL PLANS:

1. Provide an electrical riser diagram, E3303. Note the grounding and bonding method, E3507. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508.
2. Provide a panel schedule showing the wire size and revise the breaker size for circuit #5, E3304.11 & E3606.2.
3. Show sub-panel feeder over-current protection (breaker size), E3605.5 and the conductor size, E3605.5.

OUTDOOR LIGHTING CODE

1. Show all exterior fixtures as full cut-off fixtures, or revise the calculation showing lumens for unshielded fixtures less than the unshielded limit. Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30, and walls and floors R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans, N1101.2.
2. Clarify the inconsistent wall R values shown on detail #2, 3 & 4/A3, 1, 5 & 14/A4 with those shown on detail #11 & 12/A4, N1102.1.
