COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance due to a greater than 25% expansion of building area.

2. D.S. 2-02.2.1.A.2 Provide a property description (legal description) on the site plan.

3. D.S. 2-02.2.1.A.6 For all existing and proposed buildings and structures provide the size (overall dimension), height, overhangs, canopies, and use on the site plan sheet C-2A

4. D.S. 2-02.2.1.A.6 For your information per LUC Section 3.3.7.2 the building structural height is measured from the mid point of a pitched roof. This said it appears that the listed building height maybe incorrect.

5. D.S. 2-02.2.1.A.7 The "WEST STREET FRONTAGE" perimeter yard requirement shown under "NOTES AND CALCULATIONS" sheet C-1 is not correct. Per LUC 3.2.6.5.A Within established areas, the front street perimeter yard is twenty (20) feet or one and one-half (1 1/2) the height of the proposed wall (H), measured from the street property line, whichever is greater, up to a maximum of ninety (90) feet. This said based on a 29'-6" building height the required front street perimeter yard would be 44.3'.

6. D.S. 2-02.2.1.A.8 Provide a fully dimensioned parking layout and typical parking space details for both handicapped and standard spaces, together with access thereto. Sheet C-2A is not dimensioned and Sheet C-2B is unreadable.

7. D.S. 2-02.2.1.A.9 Provide a bicycle parking layout detail that provides all applicable dimensions per D.S. 2-09.5.0.

8. D.S. 2-02.2.1.A.10 Show the sight visibility triangles (SVT's) on the site plan, sheet C-2A.

9. D.S. 2-02.2.1.A.11 Provide width dimensions for egress and ingress parking area access lanes on the site plan, sheet C-2A.

10. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 and D.S. 2-08.4.1.A Within all development a continuous pedestrian circulation/accessible route, sidewalk, is required to connect to any continuous pedestrian circulation/accessible route located in any adjacent streets. This said clearly show the required continuous pedestrian circulation/accessible route to both Cherry Avenue and Wyoming Street. These continuous pedestrian circulation/accessible route are required to meet D.S. 2-08.5.1.

11. D.S. 2-02.2.1.A.12 Provide width dimension for all PAALs on the site plan, sheet C-2A. All PAALs are required to meet the requirements of D.S. 3-05.2.1.C.1.

12. D.S. 2-02.2.1.A.13 If applicable show the location, type, size and height of existing and proposed signage.

13. D.S. 2-02.2.1.A.14 Show the required 12 x 35 foot loading space on the plan, fully dimensioned and show the maneuvering area.

14. D.S. 2-02.2.1.A.19 Provide the right-of-way dimensions for Wyoming Street on the site plan, sheet C-2A.

15. D.S. 2-02.2.1.A.25 If applicable show any existing or proposed site lighting on the site plan, sheet C-2A.

16. D.S. 2-02.2.1.A.32 Show the refuse container location on the site plan, sheet C-2A.

17. D.S. 2-02.2.2.A Porches do not count toward lot coverage, floor area ratio or building expansion. Please revise all calculation accordingly. Once the building square footage has been revised zoning will verify all calculations.

18. D.S. 2-02.2.2.A.4 Based on information provided it appears that a board of adjustment for variance or waiver maybe required for parking.

19. D.S. 2-02.2.2.A.4 The vehicle parking calculation needs to include the five (5) required parking spaces for the basketball court.

Site Plan:

3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
4. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
5. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the DS.
2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan.
3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2.
4. Show the project address or administration address on the cover sheet of the DS.
