This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only. 2. Add a note stating that the project is designed to meet the overlay zone criteria: Sec. 2.8.3, Major Streets and Routes (MS&R) Setback Zone; Sec. 3. D.S. 2-02.2.1.A.8 As it appears that a new sidewalk is proposed and the proposed sidewalk is only 5'-0" wide wheel stops area required for all vehicle parking spaces adjacent to the sidewalk. Provide a fully dimensioned vehicle parking spaces detail that shows the location of the wheel stop, see D.S. 3-05.2.3.C.2 and Figure 5. 4. D.S. 2-02.2.1.A.9 Per LUC Section 3.3.3.5 Bicycle Parking Requirements. The number of required bicycle parking spaces is calculated as a percentage of the total number of motor vehicle parking spaces provided. If the calculated number of required bicycle parking spaces is less than two (2), the minimum number of required spaces is two (2). Also per LUC Section 3.3.7.8.A Any use providing less than fifty (50) motor vehicle parking spaces may substitute Class 2 spaces for Class 1 spaces. Provide a detail for the required Class 2 bicycle parking, including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports. For your information a single inverted "U" style bicycle rack can support two (2) bicycle racks. 5. D.S. 2-02.2.1.A.9 The location of the "BICYCLE RACK" encroaches into a required sidewalk. 6. D.S. 2-02.2.1.A.10 Show existing and future sight visibility triangles (SVT's) on the plan. 7. D.S. 2-02.2.1.A.12 As it appears that a new sidewalk is proposed, the sidewalk must meet the requirements of D.S. 2-08.4.1. Demonstrate on the plan how the accessible access aisle will gain access to the sidewalk. 8. D.S. 2-02.2.1.A.13 Provide the type, size and height for the existing sign shown on the plan. 9. D.S. 2-02.2.1.A.18 Label Grant Road as an MS&R. 10. D.S. 2-02.2.1.A.19 Provide the future right-of-way (ROW) on the plan. 11. D.S. 2-02.2.1.A.25 If applicable show the existing and/or proposed site lighting on the plan. 12. D.S. 2-02.2.1.A.28 The zoning shown south of Grant Road is not correct. This zoning should be listed as C-2. 13. D.S. 2-02.2.1.A.31 Provide the subject to section for the proposed use on the plan. The proposed use should be listed as "ADMINSTRATIVE AND PROFESSIONAL OFFICE "31", SUBJECT TO: SEC. 3.5.13.5 14. D.S. 2-02.2.2.A.3 The floor area ration (FAR) calculation should show the Allowed FAR = 24,780, Proposed FAR = 1,378 15. D.S. 2-02.2.2.A.4 The vehicle parking calculation is not correct. Base on a use of ADMINSTRATIVE AND PROFESSIONAL OFFICE the ratio used is one (1) vehicle parking space per 200 sq. ft. of gross floor area. Revise the calculation to show the correct ratio and the required number should be 7 with 9 provided. 16. D.S. 2-02.2.2.A.4 The bicycle parking calculation is not correct, see comment #4 above. The calculation should show 2 required and 2 provided. 17. Depending on how the above comments are addressed addition comments may be forth coming. Delineate to the extent possible the proposed alignment for Grant Road and show how this site will be able to function after the additional right-of-way is taken. 4. The property is shown as 112.85 ft wide on the submitted site plan, and 112.15 on the previously approved plan and on the Assessor's map. Correct the discrepancy. 5. The previously approved site plan shows a shared driveway with the property to the east. The newer configuration doesn't comply with the Traffic Access Management Guidelines.
