This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. All new SFR and duplex plans should reference these codes. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes ; Building Codes GENERAL NOTES: " Provide currently dated architectural and engineering seals on each sheet. " Limit all code references to those recognized by the City of Tucson. Adopted codes are listed at the Development Services web site. Update all 2003 references to 2006: Code Analysis Data table & General note #1/A1.0; General note I.A/S0.1; Window Legend notes A6.0. " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. SITE PLAN: 1. Indicate the location of utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. 2. Show the water pipe size between the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1. 3. Show compliance with the Pool Barrier requirement by including a 4' barrier between the addition (openings) door/windows and the pool, 2006 IRC Appendix G (Amendment). FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade, R319.1.4 exception 1. Revise detail 11/S2.0. 2. Show the post base anchor bolt with minimum 7" embedment into concrete or masonry, R319.1 & R403.1.6. Revise Column Schedule sheet S1.0. 3. Show all foundation hold-downs for alternate brace wall panels on the Foundation Plan S1.0, R403.1.6. Show required hold-down locations for continuously sheathed walls if panels are less than minimum width, Table R602.10.5. Minimum panel width is 36" (with 9' height) adjacent to an 85% opening (door), or 27" adjacent to a 65% opening (window), R602.10.5. 4. Show Alternate Braced Wall Panel device location and installation method for providing the required 1800 LBS uplift capacity, R602.10.6. FLOOR PLANS: 1. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 18" of the floor and 24" of doorways), R308.4. CoT Amended 2. Openings from a garage directly into a sleeping room is not permitted, R309.1.f 3. Provide an engineer's calculation, design and seal for non-prescriptive components, R301.1. 2. Provide a complete braced panel layout using alternate braced wall panels R602.10.6 or continuous structural panel sheathing placement, Table R602.10.5. Show exterior wall bracing for the windowed Family Room wall and Garage door wall, R602.10.1.1. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 2. Show method of flashing beneath the first course of veneer, R703.7.5. 3. Calculate the required attic ventilation using 1 to 150 of new attic area in compliance with R806.2. Show the size of each vent opening. PLUMBING PLANS: 1. The City of Tucson has adopted the 2006 Uniform Plumbing Code. The plans should reference this code at Note #1. MECHANICAL PLANS: 1. The City of Tucson has adopted the 2006 IRC. The plans should reference this code at Note #1. ELECTRICAL PLANS: 1. The City of Tucson has adopted the 2006 IRC. The plans should reference this code at Note #1 on E1.1 and One-Line Diagram grounding note on E1.2. 2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The City of Tucson has adopted the 2006 IECC. The plans should reference this code at Note #6A sheet M4. 2. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2. | 10/15/2009 | DAVE MANN | FIRE | REVIEW | Denied | This residence will have a "fire calculation area"(2006 IFC Appendix B, Section B104.1) greater than 3,600 sq. ft.: therefore this house will require a residential sprinkler system unless the fire flow in the nearest hydrant is a minimum of 1,750 GPM (2006 IRC Appendix L, as amended and 2006 IFC Appendix B, Table B104.1). Residential or quick response sprinklers shall be used. The sprinkler system may be connected to the domestic water supply, provided the required design density can be met. Be advised that Tucson Water will not allow a residential sprinkler system to be supplied by a 5/8" meter. A 1" meter will be required by Tucson Water. Residential fire sprinkler system shall be installed in accordance with the 2006 IFC and NFPA 13D. |
