This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance due to a change of use. 2. D.S. 2-02.2.1.A.6 There is a "SHADE" structure called out on the plan. Based on current aerial photos this structure is clearly fully enclosed. Revise the plan to reflect a storage shed. 3. D.S. 2-02.2.1.A.6 Provide overall dimension for all structures on site. 4. D.S. 2-02.2.1.A.7 The existing building and the shed do not meet the required perimeter yard setbacks to the west property line. A Design Development Option (DDO) is required. This DDO must be approved prior to approval of the site plan. 5. D.S. 2-02.2.1.A.8 The proposed accessible vehicle parking space and access isle do not meet the minimum width requirements, see comments from Ron Brown for requirements. 6. D.S. 2-02.2.1.A.10 There is an existing "5' HIGH SCREEN WALL" shown within the far side sight visibility triangle along District Street. Per D.S. 3-01.5.1.A.1 Lines of sight will not be obscured between thirty (30) inches and six (6) feet through a triangular area adjacent to a driveway, a PAAL. 7. D.S. 2-02.2.1.A.13 Per D.S. 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. This said some type of barrier is required; at the west end of the proposed vehicle parking, along the south property line, at both landscape areas along both entrance parking area access lanes (PAALs). 8. D.S. 2-02.2.1.A.13 Per D.S. 2-08.4.1.B provide a sidewalk along the west side of the existing building. This sidewalk must be physically separated from the vehicle use area and be a minimum of 4'-0" wide. Per D.S. 3-05.2.2.B.1 the 5'-0" pedestrian refuge is also required. 9. D.S. 2-02.2.1.A.13 The striped pedestrian access shown on the plan north of the vehicle parking spaces is required to be a sidewalk physically separated from the vehicle use area. 10. D.S. 2-02.2.1.A.13 Per D.S. 2-08.3.1 a continuous pedestrian circulation/accessible route, sidewalk, will be provided to the pedestrian circulation located in any adjacent streets. Clearly show the required continuous pedestrian circulation/accessible route, sidewalk, on the plan. 11. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan along with the recordation information. 12. D.S. 2-02.2.1.A.25 If applicable show any existing and/or proposed site lighting on the plan. 13. D.S. 2-02.2.1.A.28 Provide the zoning for the parcels located west of 6th Avenue. 14. D.S. 2-02.2.1.A.31 Provide the existing use on the plan. 15. D.S. 2-02.2.2.A.4 The handicapped vehicle parking space is not correct. One (1) accessible vehicle parking space is required. 16. If there is not room for these the notes on the landscape plan, a second landscape or irrigation plan sheet may be added to allow more space. DS 2-07.2.2 2. A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. The landscape border must extend to the east of the entrance drive along District Steet (to the north of the existing building. Revise to show landscape border and required trees, shrubs, and groundscover. It is also not clear what the symbol (appears as pavers/brickwork) is intended to represent in this area. Clarify by labeling or adding symbol to a legend or removing from plan drawing where necessary to provide for required landscape coverage. LUC Table 3.7.2-I 3. An 10-foot interior landscape border is required along the entire east property line adjacent to R-3 zoning per LUC Table 3.7.2-I. Revise plan drawing to show required interior landscape boder elements, including required plantings and irrigation, and revise landscape border table accordingly to meet code. 4. Screen walls, whether required or not, are to be located so that the landscaping is visible from the street per DS 2-06.3.7.B. Revise plan so that the existing 6' wall located directly to the north of the building is relocated to the development side of the landscape border. In addition, walls constructed in a single continuous line shall extend into a street landscape border no more than the actual width of the fence or wall per 3.7.3.2.B.3 The westernmost end of the existing 30" high screen wall along District Street extends too far into the landscape border at the northwest corner of the property. Revise wall location to meet code. 5. Show requried 30" screen (a vegetative screen proposed per landscape border table on plan) along the back of the landscape border along 6th Avenue.
