COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This site is located in the R-2 Zone (LUC Section 2.3.5.2.A.1). The Development Designator is "I" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator is AA (LUC Section 3.2.6.4).

The required front setback is the greater of twenty (20) feet or one and one-half (1 ½) the height of the structure facing the front property line (LUC Section 3.2.6.5.A). The required setback for the front covered patio and the carport is twenty (20) feet. The proposed setback for the front porch is seventeen (17) feet. The proposed setback for the carport is four (4) feet.

The minimum side-street setback is ten (10) feet to the property line (LUC Section 3.2.6.5.A). The proposed setback to the side street is five (5) feet to the north property line.
