COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This Site requires a DDO for the setbacks to the front and the north property lines. This site is in the R-1 Zone (LUC Section 2.3.4.2.A.1). The Development Designator is "G" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback from the front of the structure to the front property line is the greater of twenty (20) feet or one and one-half (1 ½) times the height of the wall facing the property line (LUC Section 3.2.6.5). The required setback is twenty (20) feet to the front property line. The proposed setback is thirteen (13) feet.

The minimum setback to the north property line is the greater of six feet or two-thirds the height of the structure's wall facing the property line. The wall height facing the north property line is eleven (11) feet. The minimum setback to the north property line is seven (7) feet four (4) inches. The proposed setback is six (6) feet.
