| 07/17/2009 | MICHAEL ST. PAUL | ZONING | REVIEW | Denied | CDRC TRANSMITTAL FROM: Michael St.Paul, Planning Technician PROJECT: T09CM01711 1924 East 2nd Street Addition to SFR TRANSMITTAL: July 17, 2009 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. This site is located in the R-2 Zone (LUC Section 2.3.5.2.A.1). The Development Designator is "I" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator is AA (LUC Section 3.2.6.4). Place the zoning code information on the plot plan sheet. Or move the plot plan to on Sheet A2.0 to Sheet A1.0 and the demo plan on A1.0 to A2.0. In any case all the plot plan information should be on the sheet with the plot plan. Provide the dimensions of the existing house to each property line on the plot plan. Revise the plot plan calculations. Separate the sheds (accessory structures) from the vehicle use areas. Please be certain to include all of the vehicle use areas; the driveway and the parking areas. Dimension the size and location of each of the sheds. In addition provide the setback waiver on the plot plan signed by the owners of the property to the east. (Parcel 125-04-2760 print out is included with the return set along with a copy of the setback waiver model.) |
