This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. SITE PLAN: 1. Show the water pipe size between the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1. FOUNDATION PLANS: 1. Show the minimum 12" footing depth below undisturbed soil (Detail 1/S2 & 1/S3), R403.1.4. STRUCTURAL PLANS: 1. Provide structural and detail plans for the New Storage and Covered Porch, R301.1. Or, show which structures are processing with the code compliance permit by labeling the Site Plan. 2. Provide new beam sizes for supporting roof live and dead loading, R301.1. 3. Show the material and size of all masonry wall material (Detail 1/S3), R301.1. Also, clarify the detail sheet numbers. 4. Show a minimum structural sheathing thickness of 5/8" for T1-11 on roof (Detail 1/S2), R802.1. 5. Provide detail for bracing trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3. 6. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between existing and new attic areas (>30 S.F.) on the Roof Framing Plan, R807. SECTIONS - DETAILS: 1. Clarify the overtype notation in the Roof Venting table sheet R1, R106.1.1. 2. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. 3. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2). 4. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 5. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Note and specify all piping materials, UPC 301.1.1. IRC P2608. Include existing building sewer pipe. Buildings may only be constructed over pipe materials approved for underground drainage pipe, UPC 718.3. Existing sewer pipe may require replacement. 2. Show a pressure and temperature relief valve at the water heater. A metallic T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. IRC P2803.6.1. 3. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, UPC 609.10. 4. Provide water pressure range, developed length water lines between the meter and the furthest fixture, UPC 610.8, Table 6-6. 5. Provide a complete fixture unit schedule UPC 610.8, Table 6-6. Correct the fixture values for the water closet (2.5) and washer (4.0). 6. Provide a new gas line isometric showing the point of connection and size the supply pipe for the connected demand. Show the BTU demand, length and diameter of line to each gas appliance (BBQ + ?) sharing a supply line. UPC 1217.2, & Table 12-8. Existing gas pipes may require upgrading. MECHANICAL PLANS: 1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 2. Clarify the equipment specification list including the evaporative cooler air flow rating or AC tonnage capacity, M1302.1. Identify any replaced equipment. 3. Show dryer vent size and location for venting to exterior, M1501. 4. Note on plan that air inlets shall be located a minimum of 10' from vent openings or exhaust outlets unless the outlet is 3 feet above the air inlet, M1602.2.1 and G2427.8. 5. Show combustion air compliance for all appliances in confined spaces with free area opening of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings one within 12" of top and other 12" of bottom, M1702.2. ELECTRICAL PLANS: 1. Correct the new food prep layout to be consistent with sheet A1, R106.1.1 2. Show the correct circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5. Revise the panel schedule showing the smoke detector on circuit #32 and evap. cooler on #38 or other new circuit number. 3. Provide a sub-panel load calculation for the 30A sub-panel. The 40% demand factor may not be applied for sub-panel loads, E3604.2. The 30A panel may be overloaded. OUTDOOR LIGHTING CODE 1. Show the location and provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show overall compliance if using less than prescribed component values (ceiling R=30) by providing a RES check calculation. Select the location of Pima County rather than Pima (City). "Pima, AZ: 2006 IECC <4,000 ft" is found at the end of the list for the State selection. (Do not select Arizona).
