1. A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress.

2. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee. Obtain permission for any off site landscaping.

3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

4. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g.

5. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4.

6. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.

7. A 5' continuous screen along entire street frontages for vehicle use area must be provided per LUC Table 3.7.2-I.

8. All disturbed, grubbed, graded, or bladed areas not otherwise improved shall be landscaped, reseeded, or treated with an inorganic or organic ground cover to help reduce dust pollution LUC 3.7.2.7.

9. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation.

10. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting.

11. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan.

BUILDING PLAN:

1. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
2. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.6.
3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
4. Provide dimensions for egress and ingress and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11.
5. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. If not cut and fill is taking place on site please indicate by providing not indicating that cut = 0 and fill = 0.
6. Please show dimensions for existing and future right-of-way per D.S. 2-02.2.1.19.
7. Verify that all easement of record have been graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.

17. Indicate distances to adjacent ingress/egress.

1) The site is located in the R-2 Zone (LUC Section 2.3.5.2.A.2). The Development Designator is "K" (LUC Section 3.2.3.1.C) for multi-family housing. The Perimeter Yard Indicator is BB (LUC Section 3.2.6.4).

2) For all site with five (5) or more required or provided parking spaces the parking area(s) must comply with the minimum standards for Development Standards 3-05. These standards include, but are not limited to, paving (LUC Section 3.3.7.3), striping, barriers, back-up spur(s) and minimum sizes for parking spaces and parking area access lanes (PAAL). Also see comments from the Landscaping section.

3) "A minimum setback distance of five (5) feet fro a pedestrian refuge area must be maintained between ay enclosed structure and a PAAL" (DS 3-05.2.2.B.1).

4) Provide correct lot configuration and dimensions on the plot plan. See the County Assessor's Record Map or subdivision map.

5) The lot size is identified twice in the "project information" once as "0.23 acres or 10,030 S.F." and another as "9730.8 S.F." The latter is correct. Revise the plan with only the correct lot size information.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. GENERAL NOTES:

" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Notate accessible route, door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.
" All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation with one of the following provisions: control and ¾" piping for water with rooftop termination; 3" metallic sleeve; or an accessible attic over the water heater.

FOUNDATION PLANS:

1. Note that grade away from foundations shall fall min 6" within the first 10', R401.3.

STRUCTURAL PLANS:

1. Revise the 8' span for lintel '2' (5.33' entry) calculation , R301.1.
2. Revise the ledger bolt spacing (detail 1/S2) consistent with Figure R606.11 (1), or provide an engineering calculation for the Keynote 4 spacing at 48" OC.

SECTIONS - DETAILS:

1. Clarify the location of Keynote #5 on the Roof Framing Plan sheet S2, R106.1.1.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Revise Keynote #19 sheet A2.

PLUMBING PLANS:

1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, IRC P2903.5.
1. Revise the fixture unit schedule for determining required service pipe size to include a 1.4 entry for the washer. IRC P2903.6.
2. Each dwelling unit requires an individual accessible water supply shut off, IRC P2903.9.1.
3. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment.
4. Provide a future gas piping between utility closet and exterior or submit exemption documentation (Southwest Gas unavailability statement or Building Official appeal), Arizona Statute 30-809.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended).
2. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Revise the 12" receptacle mounting height shown at the third Wiring Device Note sheet E1 in compliance with the Inclusive Home Design Ordinance (15").
2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.
3. Revise the electrical load calculation showing the correct square footage and remove the second calculation box that contains various errors, E3502.2.
4. Peninsular counter tops shall have at least one receptacle outlet at each counter space, E3801.4.2 and E3801.4.3.
5. Show one 20 AMP branch circuit at the washer; and clarify the circuit (#11) on the plan, E3603.3 and 3801.8.
6. Show or note a GFCI receptacle outlet on the same level (rooftop) within 25' of exterior HVAC equipment, E3801.11.
7. Show a combination type arc-fault circuit interrupter on circuit #13 if extended into a bedroom, E3802.12.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13, N1102.1. Revise the "U" factors shown on sheet A1.
2. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Revise the wall type 'd' (sheet A1, A3, S1 & S2) and blocked 'furred-out' note shown on sheet A1 by removing the 'optional' notation, or provide an additional option with the minimum requirement.
